My husband had a recruiter contact him a few months ago about a job in Bentonville. I started looking at houses back then to see what the housing market is like there. Love the big houses and low cost!! That is nice, especially when comparing California prices which makes it a little tempting. One thing I am wondering about is the housing market because a few of the houses I liked a few months ago are still for sale. Some people have told us they think we should try moving there for a few years and if we don't like it, we can move back to California. I have seen many vacant houses when I look at the listings too. I would guess that the people selling the house would take a lower offer to get it off their hands. From what we can rent our place in California for, would pay for the California house and most of a Bentonville house too. Is there a high foreclosure rate in Bentonville since it seems hard to sell a house there? Not being able to sell a house worries me if we tried it and didn't like it! What is the housing market really like there?

My best advice is to have a look for yourself. From where I sit, the newer homes are selling like hotcakes and builders can't build the houses fast enough.

Likely the price range you're looking in has a bit less traffic.

Oh my, your amustions are 100% wrong. Property, for the most part is selling very fast and yes, about half of what you pay in California, depending on where you life. Here in our litttle town, just north of Bentonville a good priced home will sell in a week or less most of the time. Our granddaughter, who lived just south of Bentonville listed their small home and had 2 offers within the first 12 hourse. One was full price and almost full cash. This isn't saying you can not low ball and that all the homes staying on the market are junk, but most good ones do sell pretty quickly. As for foreclosures, nope. There are some, the home our grandaughter and her family bought here in Bella Vista was one, but right now all of NWA is growing and most of those moving in are not likely to ever worry about foreclosures. I think you need to visit and fid out for yourself. Sites like Realtor.com, etc are great for getting ideas, but they don't tell all the story.

norcalgirl36 can help you with questions; she relocated from CA here this time last year. And let me add, don't limit your search to Bentonville, there are other areas within 10 miles or less Bentonville that have a lot to offer as well. lhitmtEnErir ja

I'm glad to hear you say that, Nita, because I was under the same perception. It seems that homes stay on the market much longer here. I am glad to hear that it is picking up because we were figuring we'd have to give 6 months of listing our home in order to sell it. We live closer to Cave Springs in a great area, but I don't see too much appreciation over last year.

Yes, PM me, and I can fill you in on what I found, although I think I filled you in on a few neighborhoods already. I think there is a lot more on the market due to the companies and the vendors constantly moving in and out.

Regarding what you pay - we were looking in the Bay Area (Palo Alto, San Rafael, Lafayette) - for what we paid for our home here, under $500k, it would easily (and I am not exaggerating at all) be over $3 million. The Sacramento area it would be probably closer to a million depending on which area of Sac. The Bay is INSANE. I will never move back there.

I hear you about prices compared to other areas. Our granddaughter, the one with the baby, probably about the age of your little boy lives in the Hanover area. They got a double lot. about 4000sq ft and they paid somewhere under $500,000. That was about 2 or so years ago. It had an updated kitchen, a total private, treed lot but with neighbors as well. Yes, in many areas of Caliornia it would sell for a couple mil I am sure, especially considering the neighborhood.

The housing market in Benton County is robust. Even during the recession, plenty of houses were sold at impressive rates (compared to the rest of the country). It's a fabulous area that you'll enjoy. Bentonville, Bella Vista, and Rogers have plenty to offer.

Benton County has the highest home sales in the entire state, even more than the state capitol county of Pulaski County (Little Rock) which has about 150,000 more people.

Realtors will not give you the "whole picture" -- they will give you the picture they want you to have. Most of the homes sold in NWA are under $400,000. Those are the homes that will sell relatively quickly. Relos are the bread and butter of the real estate market in NWA. Walmart and their venders come to NWA and have a relocation package and a weekend to find a house -- and often overpay because the homes appear to be so attractively priced relative to the part of the country they are coming from. Unless you have a relo company helping you with your exit strategy, I would strongly caution anyone with any ideas of selling their home quickly. It happens, but I wouldn't count on that.

My son, who was getting abysmal grades at his previous school, is now getting A's and B's at Bentonville High School -- and has almost no homework.

People use this forum to get insight and hear different opinions. Problem is NMITA, anyone that has an opinion that is different than yours or less than wonderful, often has to endure snarky responses from you and others. It smacks of bullying and intimidation. Wow, did you have a bad nights sleep or something? Of course there are homes that are on the market for a long time: they, normally are over priced, not updated or have other draw backs, but as others have said, the market is hot right now.

You mention most people are not looking at homes above $400,000, do you realize how many of those who are relocating to work for Tysons or WalMart are coming from locations where $400,000 is a drop in the bucket?

Of course it depends on the child, how well they will do or adjust to the move, but basically the schools in the Bentonville and Fayetteville districts are very good. Even the smaller disticts have some outstanding schools. Do you know anything about the Huntsville district and the merit scholars that have attended the small high school in the past few years? So you child doesn't have much homework, what is that supposed to mean? Since when does homework have a lot to do with how well a child is learning? I am amazed your son is going to Bentonville highschool when your bio indicates you live in IL. Oh, maybe you just never updated it? Could that be because basically you really do not like AR and can't wait to move back to Il? If so, that might explain your attack on others.

You can't take a bunch of stats and get the entire picture. AR is a rural state as most of us know and there are pockets that are very poor. This can be said about any of the poorer states in the country, so comparing the state based on poverty means abslutely nothing.

For someone to suggest the best way to find out about the area is to visit it and get a realtor to help you is outstanding advise and not meant to be snarky in any way.

So you are not sold on NWA, that is fine. What works for one, does not always work for someon else. And no where has anyone said here, that everyone has to see things the same way, but you are taking everything out of context. Some of us really do love living here, others can't wait to leave. To each his own, but this isn't a reason to attack someone's views.

Deflection -- takes focus away from the accusation. Just so we are clear -- my response has nothing to do with my personal feelings about NWA Arkansas and everything to do with the rude way you respond to people who don't hold the same opinion as you. Who are you to tell someone that they are 100% wrong as you did to the OP? I've been reading your posts on this forum for a couple of years now, and biting my tongue to your often rude responses to people who don't share your opinions -- your latest response to me is a great example. The only person "attacking" anyone is you.

fact check -- Arkansas is one of 15 rural states and most of them are not on the poverty list.
