Affordable is very subjective. It depends on where the buyer lives and what they are accustom to see land going for. To some affordable might be $10,000 to others, coming from some states it could be $20,000 or more.

So many variables! Are you going to be the GC or hire it out? Are you doing any of the work? Do you need any land work, do you need septic/well/install utilities, are you going to have a basement, is it going to be well insulated and air sealed, are you going to have bottom dollar appliances/plumbing/electrical or are you going high end, what kind of siding, what kind of landscaping, are you going to have a pool, or a garage, or.....

Best to call around and meet some of the local contractors. My guess because you didn't tell us anything is between $130-$250/square foot.

My house is 1600sf, in S. MO. Not counting the lot purchase, it cost $165K to build, including sinking the well. Crawl-space pier and beam, vinyl siding, fireplace, hardwood downstairs, semi-decorative (touches around the door frames in hardwood, etc.). Built in 2006. I would say that now that things have recovered, $100-150 would be sensible + the lot for a decent quality non-cookie-cutter home built with an eye on the budget but with "good bones" (like using 2x8s instead of 2x6, copper plumbing, hard ducting, etc. like mine has). Basically quality residential, but shy of luxury. If you want luxury...well...probably not the kind of person who asks about what it will cost.

Something that I didn't see mentioned is the skyrocketing costs of building materials right now. A sheet of 1/2 inch plywood in my area of GA is now at $20, more than double what it was a few years ago. Everything has gone up. So many variables. If I were to relocate now I would find the "right" existing home and remodel it myself or serve as GC and sub out what I didn't want to do.
