My partner and I are moving to NWA soon, and we're very excited! However, where we live now has not been great with rental companies - our current one is terrible. They're rude, they lie, you have to constantly contact them about things like maintenance because they will otherwise just forget for weeks and weeks.

We want to avoid this in NWA. We're not looking for someone to hold our hand constantly - just a trustworthy company that takes care of their responsibilities just as we will take care of ours. Are there any companies or landlords people would recommend to rent from or to stay away from? Some companies have Google reviews, but I keep seeing mixes of 1 star and 5 star reviews.

We'll be in either Fayetteville, Springdale, Rogers, or Bentonville - the exact town doesn't matter at this point since it's just us and our cat and small dog for the next few years, so school district isn't a concern (all the schools in NWA seem great anyways) and any driving commute under 25 minutes doesn't bother us. Just looking for a reputable rental company or landlord that does their part!

Where are you coming from and what's bringing you to NWA? You said commute under 25 minutes - does that mean you already have jobs secured? If so, where are they?

Family, nature, and to be honest...cheaper CoL is what's bringing us to NWA. My partner's family lives in Bella Vista and all around Missouri, which is closer than where we are now (central WA). Edit: And more available jobs! NWA just has more to offer us.

We do not have jobs secured yet, but we've saved up for a move and know that our jobs will likely be in the metro area. I've lived in Portland and Seattle, and she's lived in St Louis, so any driving commute that's under half an hour is fine with us. When we've had a few years to really get to know the area and what we want in a home and neighborhood, we'll start looking to buy.

Cool. Others can be more specific as to individual companies, but I do know that Arkansas rental laws are very slanted toward landlords. We did a lot of research on the subject while considering moving there.

I hadn't realized that, thank you for letting me know! We'll definitely be looking at leases very carefully. I'm very excited for our move, but I admit I'll miss a lot of the state laws in WA.

I am not sure there are enough rental openings for anyone to be very picky about the rental companies. You may have to take what's available and sometimes it's not much to choose from. Like Tysztoll said, you need to secure it quickly.

Fwiw, my son rents in Bentonville and hasn't had any trouble at all but I'm not sure what company.

I would suggest you get in touch with one of the larger Real Estate companies here in the area and go through their rental department. Or if you pets are small enough you may want to consider an apartment for the time being until you have jobs and learn the area. Rogers and Bentonville have a lot of nice apartments that would work for you. Fayetteville will be a little more pricey plus it is mostly college kids in the apartments. Springdale, just be careful where you look. There are a lot better choices in NW AR.

I've found the opposite of that. We've been looking on various sites (Zillow, Realtor, Trulia) and there always seem to be multiple options available, sometimes for weeks at a time. It could be season-dependent, though, I know housing goes faster in spring and summer because of school.

NWA has so many nice choices, we've definitely noticed most are in Bentonville and Fayetteville. We'll probably lean toward Bentonville since we're quiet folks and past the college age.
I've definitely looked into some of the larger companies, especially Prestige and Platinum.

In your first post, you mentioned you're okay with anywhere from Fayetteville to Bentonville and any commute to work under a half an hour is fine but you haven't secured jobs yet. If you live in Bentonville and work in Fayetteville, it's going to be well over that time for your daily commute and vice versa.

Oh, good to know. Maybe we'll try to aim for Fayetteville more, although if we have to put up with a terrible commute for a while before we settle down, that's just how it goes. We were potentially looking at an hour-long commute through a canyon living here!
