Hello everyone,
We will be relocating to Bentonville at the end of the school year (May 2023) with a son in Elementary and 2 older kids in High school. My main concern is finding great schools, specially High School. Our budget will be around 700K. Where would you recommend to buy a house?
We are open to surrounding towns if schools are better.

As far as I am aware all the schools are rated highly in Bentonville. Thaden private school is getting good comments if you are able to get in and it is within your budget. If you have a kid that is on an IEP or some other special requirements then we could have a slightly different discussion but Bentonville still does ok in that area.

I don't have kids but all the schools around here are highly rated with Bentonville and Fayetteville being the big dogs. You also have the aforementioned Thaden school as well as Hass Hall Academy.



As for the $700K, that won't go as far in Bentonville as it used to but will still get you a very nice house, just not super close to the square. You'd need to be kicking around $1 million plus for that.

Not to be contrary, but a quick perusal on Realtor shows that the vast majority of homes in Bentonville are well under 700k.
There are even some new constructions for about half that.

However, there is this goofy thing going for 795K, apparently because it's close to their little square:

That's^ just a standard Arkansas rancher complete with just a crawl space. I've lived in one or two of those in AR and they're barely worth 100k, much less 800k. They're literally a dime a dozen all over the state.
That's just pure insanity, even for NWA.
No downtown square is that special.
It's California prices but without the good weather and scenery.
Seriously though, there's no reason to fall for that nonsense.

Outside of that mindless absurdity, NWA is still pretty affordable compared to what you see nationwide.

Thaden School, Haas-Hall (charter) and Founder's Classical Academy are the best college prep schools in Bentonville.

Bentonville public schools also have a good reputation.


As for the little rancher near the Square, the value there is in the land. Bentonville square area gives you walking/cycling distance to the best restaurants in the metro, easy access to the mountain biking trails nearby, and a quick bike ride to Crystal Bridges and the Momentary, 8th St Market, and a slew of events and activities year round.

That's a lot of amenities to be adjacent to, without the hassles of a big-city downtown. The prices are getting extreme, but the demand exists for some pretty good reasons. With all of the development going on, including the new WM campus, people know those homes are a good place to hold their money, at minimum.
