This year in the primaries both of the county commissioners running for re-election were ousted because they've always been pro-growth, pro-developers. Hopefully the incoming Commissioners will convince the rest of the board that we the people want only SMART growth, not just fill up every piece of vacant property around with more houses on postage stamp size lots. Kudos to the voters of Lake County! (I think the rest of the board saw the writing on the wall so they will either change or be gone next time.)

There are organizations out there trying to draw attention to the fact we need to stop so much building and save the beauty of Florida. I think we all need to vote wisely and do what we can to make sure any future development doesn't destroy what people love about Florida. I see more and more where communities are pulling together to stop out of control growth in their area.

I wanted to go look at Western North Carolina too for the past two years....but so many from Fl have moved to NC that the prices have gone up bigtime.

Honestly, Lake County is still great compared to Palm Beach -- let's just hope we can stop the out of control development before we lose all our beautiful hills and green spaces. Come on up and look around...I think you'll find lots to like, but the traffic is getting much worse than a few short years ago. Be glad I said the incumbent pro-developer/pro-growth commissioners were soundly defeated!
I know nothing about Citrus County really so maybe someone else can give you some info about that.
I like Western NC too but a few years ago they had a big influx of people from Florida and you're right--prices went up. But it's still less expensive than Palm Beach County for sure. If you look around on some of the other state boards, you'll see tons of people planning to move to TN. Most of it is still reasonable but it won't be long -- people in FL are used to HIGH prices so are willing to pay more up there than most of the natives could pay. It will cause all the prices to go up. IF you're going to buy, do it soon because if you procrastinate (like me) you'll either be too late or pay premium prices!

That's over along the Mississippi River and wouldn't affect most areas of the state even if an earthquake happened again. I hope it doesn't because I have a lot of relatives in West Tennessee, near Reelfoot Lake that was caused by the quakes in 1811-12. Memphis would be the most populous area in TN that would likely be affected. Of course a quake could be disastrous for the Missouri areas along the Mississippi -- like St. Louis.

Hi Callie,
Thanks for the offer. Whatever you can tell me.
Having gone through 4 hurricanes - two pretty bad - especially Wilma, I dont want to do that anymore and am looking to move Northward in Fl. I looked at Marion Oaks which I can see is going to be very crowded, although it would probably be good socially. - but crowded means increased taxes etc etc
Then I went to Citrus County and I liked the country feel but I was told it was only 15 miles from the Gulf!! (hello hurricanes again) I thought it would be 60 miles inland like Marion County - and where is that nuclear plant...sure would not want to live close by it . Then also I began to read online about sinkholes. and flood areas.
So I'm trying to find out the negatives and the positives of Citrus County.
Some of the new builders have some very nice reasonable prices for 2000 sq ft homes. I like it because it's country , but maybe it's too country. I was a lil concerned and surprised that it seems quite a drive from the shopping and restaurants on Rt 200 in Ocala, which seems the closest shopping?
I'm looking at a single family house rather than a community. (hate homeowner associations) Would that be wise?
Where is and how is medical care? how's incidence of crime since it's pretty isolated? weather? I dont have to worry about children, but I'm no longer married....how would it be for a single woman up there?
Anything you can tell me Callie would be much appreciated.
Many thanks.

Outta Here...
Getting out of here (S. Florida-Broward Cnty) & moving up to GA south of "HOT-LANTA"...i've had enough and need a change. FLA is getting ridiculous no one can hardly afford to BUY a home out here...builders are building condos and townhomes in the ghetto starting over $300k...that's just BS. So PEACE OUT Floridians!!!!

We've been in Central Florida for 16 years....kids are all out of the house now. We're leaving for many of the same reasons as above; property taxes, house insurance, etc. and also the school system here is terrible. My daughter doesn't want her child going to school here. We can buy a home the same size or larger than what we have here with lots of property for less than what you can here in FL. Florida is slowly turning into Little Cuba.

Hey Stargazing Lisa-okay, Citrus county is on the gulf of Mexico, I live in Inverness which is about 18 mi inland. So far we've been lucky here and haven't gotten hit with any bad storms. The nuke plant is in Crystal River, right on the water. Shopping is better in Crystal River and Ocala, Inverness has all the major grocery stores (Publix, Winn Dixie, Kash N Karry), and a few retail stores. Crime rate is reasonably low, people are really friendly, and real estate is still reasonable. I don't like homeowners associations either, so I would probably go for a single family house. Inverness has a decent hospital and tons of dr's, and Crystal River has a large hospital too. It is like living in the country and sort of the burbs at the same time, but a lot of horse and cattle farms exist in the area. Pretty to look at though. Ocala is about a 30 minute drive from here, Crystal River about 25 minutes. If you're looking for more of a social scene, Ocala might be more of what you're looking for! Hope this helps.

Where housing prices will fall the most
According to a MSNBC report the following is predicted:
Largest predicted real estate declines
City -------------2007 % Decrease
MIAMI ---------------- 8.5
San Diego---------------8.2
Las Vegas---------------7.9
Washington DC-----------7.7
Boston ----------------- 7
The worst hit metro areas, he asserts, will be Cape Coral, Fla., with an 18.6% decline in housing prices; Reno, Nev., with a 17.2% drop; and Stockton, Calif., with a 15.7% fall. To conduct his analysis, looked at the supply and demand of housing, changes in mortgage rates, demographic trends, the job market, and new housing.
