Thanks to all of you that replied about Adams Home quality. Even though there were a few positive responses, the overwhelming negative ones have helped me see the light. I will look at and consider all others, but not this builder. There's too much at stake here. Thanks....

I would not recommend Sweetwater Homes, contrary to the recommendation above. They invoke their warranty and say it doesn't cover. Builders in Citrus County need to be carefully monitored. The owner of one of the major homebuilders in Citrus County said a few years ago that his biggest challenge is finding skilled workers.

Default Adams Homes reply to RetGI

Adams Homes cuts more than corners! They do the very minimum they can get away with to pass inspection within the county they are building in. I have even had trouble with simply things, like the door hardware, which has had to be replaced two times, and still my doors make an ugly noise whenever you go to open them. The noise will even wake up my wife in the morning, while I'm trying not to disturb her. Adams uses second rate material and eventually you will end up paying for it! Although they do attempt to handle warranty claims, often times they themselves can do nothing to remedy the situation, due to faulty materials they use in the building process! Stay away if you can, you'll be much happier in your new home, without Adams to worry about!

I've owned 4 different Adams Homes. Love them! I lived in one for as long as 5 years and my current house was built by Adams Homes. I'm sorry about the guy who didn't have room for his pool but I'm sure Adams Homes has their own side of the story none of us get to hear. And shame on you for blaming your pending bad health on them!!! You must be "one of those" who always blames others for everything that goes wrong in their life.

So my point is Adams Homes is a good builder and provides an excellent home. I speak from personal experience!!

Default Adams Homes Complaint

Let me give some insight about this company. I bought my Adams Home in 2003. It was built in 2002 and went through three buyers that could not get financing until I came along and used my hard earned VA home loan.

The house looked good and was inspected by the VA Home Inspector who gave it a thumbs up. However, the first strong rain, the hurricane season in september 2004 I noticed my rug near next to my rear door was soaked. No where else in the house was wet though. I quickly learned it was contributed to the back door ass on backwards and did not have anyway to protect the water from entering into the interior of the house. The door should have opened to the outside to prevent this. I also quickly learned that numerous people in the development (ADAMS HOMES) had the same problem with water seeping in the same area, unless you had a sunroom out the rear door. One of the first Adams home owners in the subdivision had the same problem and Adams reversed the door thus stopping the rain from entering the interior, NOTE: that was way before the hurricane. Well when I contacted adams home they sent someone out and looked at it all he did was take some liquid concrete and spread it down the edge of the house and the concrete slab area that touched the bottom part of the house. well that did nothing. I called them back because the water was still leaking in and wanted them to fix the problem correctly, in anotherwards reversing the door. Well they told me to contact my insurance company because it was hurricane damage. WTF???? is what I said. So the Warranty that they promise in black and white does not mean SH** they use other means to loop hole out of fixing it. Everyone else in the community still has the same problem. I ended up putting a storm door on for over 400 dollars because I was tired of using all of my towels to soak up the water every time it rained hard against the rear door. Its not a fact of naysayers with Adams homes it real FACTS that they have a flawed design and just plainly ignore the customers once they are in the homes and they have their money. I understand that this is not nothing new and there is a class action lawsuit about this problems. Well see who pay off to get out of it. NO MORE ADAMS HOMES. Oh by the way it is true they do go through a lot of employees for instance the day we came to start processing it was sales reps last day thank god we were able to connive them into a free refrigerator. Repair of the major structural defect is limited to:

* The repair of damage to the load bearing portions of the covered home, which is necessary to restore its load bearing ability.
* The repair of damage to the load bearing portions of the covered home, which make the home unsafe, unsanitary, or otherwise unliveable.

BBHA is responsible to you, the Homeowner, for total liability of all Major Structural Defects arising during the ten-year term of coverage. Liability is limited to the amount of coverage not to exceed the original purchase price. Repair and/or replacement do not extend to the Warranty Term.

A “Major Structural Defect” is actual physical damage to load bearing portions of the home. The actual physical damage must affect the load bearing function to the extent that the home becomes unsafe, unsanitary or otherwise uninhabitable and the repair will be limited to ensure only that the covered home is restored to a condition approximating the condition just prior to the defect, not to a "like new" condition.

Here are some ratings on Rate Your Builder . Most of the homes are very basic laminate floors and counters. They have no upgrades available.

My husband and I have purchased an Adams home in April of 07 in the Weeki Wachee area of Hernando County in Florida and we have been nothing but pleased with our home. We wanted to be out in the country and needed a larger home due to our family size and we were looking for a well built home. We feel that's what we got! The Adams people were great and we were able to watch almost ever phase of the building process. We had been looking at many other builders in the area and we saw the shoty workmanship in many of them but our home went up in a timely manner and we were out here every week and sometimes week nights checking on what had been done and we never had any complaints.
NO, I don't work for Adams Homes.......but I would tell anyone that I would buy anther one. Check them out for yourself.

Is sad if that was the case. I'm not an expert in this type of issues, but if your home was build in 2002, your house is under warranty. If many houses in the same development had the same problem, I will suggest, get signatures from your fellow homeowners and contact the district office. If the same problem is repeated in a number of houses they will be forced to correct the problem or reimburse you.

Can one of our savvy Realtor's provide more in depth info if my suggestion, is a viable option? Your home has 4 more years of warranty, I will challenge the system until I get a reply that satisfy my concern.

the 10 yr warranty covers "structural" defects only. the back door is not structural.

My question is for Italnyer. Where did you purchase your home? Is it in Palm Coast, Fla? My parents owned one of the Adams homes there and experienced a great closing, with Adams Builders paying their closing fees. My aunt who also lives in Palm Coast recommends that my husband and I speak with Adams Homes for a new purchase. I guess everyones experience differs.
