It seems live everywhere southeast of englewood, especially east & southeast of rotonda, are deserted. Why is this?

Waiting on utilities to be put in. Are you talking about Rotonda Meadows/Villas and Rotonda Sands? Property owners are paying assessments for water and sewer installation. Also, no electricity poles, telephone and cable except right off Gasparilla Road.

I mean just to the right of Gasparilla rd, it's a big deserted area right near the Charlotte Harbor, there are alot of lagoons. Looks like a desireable area, just only a handful of houses for such a large area. The main roads in this "desert" are Robin Rd, Rotonda Trce, Appleton Blvd, Ingraham Blvd, and Calumet Blvd. It might be in Rotonda, but not in the big circle.

Is it Scrub Jay territory? There are quite a few lots down that way that are not buildable because of Scrub Jays. Natural Resources - Scrub Jays

The roads are laid down (they might not be paved) and it looks like the empty lots are just dirt. The area exactly east of Rotonda is a grid street system and southeast looks like a subdivision (winding roads, etc.)

You are describing South Gulf Cove (Appleton, Calumet, Ingraham) and they are building up ALOT. The sewers just went in there in the past couple of years. Further down Gasparilla to Rotonda Trace is Rotonda Meadows and Villas. They do not have any electric back there (costs THOUSANDS TO RUN), water, sewer, phone, cable, etc. It is coming though. I have owned lots back there and starting with the 2006 taxes, the assessment per lot owner is $500 a month for them to build the water/sewer. The rest past there is PRESERVE LAND owned by the state. On the other side of the road is Rotonda Sands were there is building going on but CCI went bankrupt leaving many houses undone. Then you have a small airstrip that belongs to the Coral Creek Golf Club where George Bush has a membership (costs $125K fee). My sister and her hubby just bought a lot in the private Coral Creek Golf Course for $450K. Developers have been buying land to build more condos further down Gasparilla to the mobile home park and marina. It won't be no mans land for long. They are building Condos on the across from the corner of Gasparilla & Appleton (or Calumet I forget).

You may be looking at the old Rotonda section that was never developed. The roads were put in, but the environmentalists did not want development on the coral creek, so they bought that land and now the roads are being overgrown by weeds and trees. It includes all the land in the SE corner of Rotonda and some of the Sands. That is all preserve land now and is shown as light blue under Pine Valley.

The grey is the No Mans Land you are talking about, and South Gulf Cove is the area in green above it.

Yeah, I was looking at S. Gulf Cove, the Meadows, Srings & the Villas. The steets in the Springs aren't even on maps.

Was this whole development abandoned or something?

The Springs are not going to be built in. They made that preserve land and there is some building going on in the Meadows, but very sporadic.
