Mobile Homes & Manufactured Homes are cheaper...but you may have to evacuate if a Hurricaine comes...NOT a good option...
Also stay away from coastal communities as some homeowners & condo owners are paying astronomical rates for home / hazard insurance...if they are able to get insurance at all. |

Port Charlotte.
Several Publix, Winn Dixie , Sweet Bay stores, a few speciality markets. 2 Hospitals in Port Charlotte and another , Charlotte Regional just over the bridge in Punta Gorda. Real estate is roughly 20-25% less than Sarasota to the North and Lee Cnty to the South without the riff raff of Lee Cnty. An excellent choice for retirement. Where is Summerfield? To get some kind of idea, go to zillow.com.
It usually comes back with something less than desirable to what you want to actually sell for, but it's a good tool to figure out market price (In my opinion) |

My husband and I just retired and moved to Punta Gorda. It isn't "cheap" but then I don't know what price range you consider cheap. Depends where you are moving from. We paid $207,000 for a new home, from the builder, reduced $42,000 because they have lots of new homes that need to be moved. One thing you have to watch is buying a cheaper older home that is not up to current hurricane resistant building codes. The insurance on those homes is going to be higher. You save insurance costs on hip roofs over pitched due to wind resistance, etc. Check with the insurance companies to see the year of construction that will put you in a current building code home. We got a good rate through Bonded Builders Insurance. They used to only sell to builders but now sell residential policies and gave us the best quote. There are other changes to get used to when moving from one state to another, but in all...we love it here.

Like I said, no part of Florida is currently 3 times median income. Bottom line-all overpriced.
