Yes it would be under water if it ever reaches higher elevations, not in my live time or several generations after (100's). But flooding in southern florida is not a problem, unless the properties are existing below the flood plain. There is no rivine flooding, just sheet flooding/ponding that quickly drains towards the ocean/gulf/everglades.

I agree with all your points. I'm just basically showing the vulnerability to a 27 foot storm surge like Hurrican Dean just generated in Mexico. How far in-land might the surge travel and what would it do to people that stayed behind?

27 ft would put my entire apartment under water. a good part of the 2nd floor too...

Out of curiousity, do you have renters insurance?
Is renters insurance really high or unavailable in the area?
I just shudder to think of how many people would "ride it out" and then we'd get a couple thousand dead in south Florida. Fires after the flooding might be a big problem too.

i do
i think its about 150 a year for 5000.
when the one that hit punta gorda came thru, the water was only about 10-15 ft from my front door, the whole place rattled. if tampa ever gets hit head on, it'll probably make new orleans look like a picnic...

Does renters insurance cover pretty much all events or does it exclude flood, nuclear war etc?
150 for 5000 seems pretty reasonable.
Assume that 45 goes to commissions, premium taxes, admin costs etc. and maybe 5 goes to profit...that leaves about 100 to pay claims.
So, assumed payout is once every 50 years or so....which considering how many thefts, fires etc. that seems pretty reasonable.

Ok, thanks. That makes sense in terms of reasonability.
I'm amazed when people that have homes, contents etc. worth like 500k can't understand HOW their annual homeowners insurance could be in the vicinity of 7k a year.
Fire, theft, hurricane, flood etc.
