SO all the new developments are packed in tight and have HOA's to make your life miserable, I have a solution. Now that the RE market is going bust why not get some of us together and buy into a rural county and do what many other groups have- take over! Outlaw gated communities and condos, get rid of restrictions on what you can make your home look like. If someone wants to let their yard grow and put cars on blocks, why not. Create a "buffer zone" of low-income trailers and apartments as well as wetlands at the county line to keep out developers. Make sure that rare and endangered species populate all vacant lands near the border. Cows and vegetables will outnumber people. Instead of new luxury cars there will be antique cars, tractors, and pickups. Rednecks welcome, zoning fascists not. Encourage manufacturing business and allow roadside produce stands I would require a minimum sign size though, has to be illuminated with the brightest neon possible. Also need some tacky tourist attractions on the main highways. Have a no-fuss business district where companies can do business and is close to town. Appearance will not be a factor there. Too bad all developments go the opposite way to gentrification and debt.

Sounds like what Davie tried to do years ago. Soon or later, the developers smashed their way through Broward County, and now its Anywhere U.S.A. Maybe even worse. That idea is wonderful, but would it ever happen? Absolutely not. The same thing will happen anywhere else, it will just happen later on. This country is getting crowded, and greed manifests the majority. Including myself.

Davie didn't do that on purpose, no one wanted to live way out there. No street lights or services, zillions of mosquitos. The people who went there were people from Georgia and places like that, that didn't fit in anywhere else. If you wanted to insult someone back then you said they acted like they were from Davie. Fast forward a few years and all those illiterates with all that acreage and orange groves out there got rich from their land. I used to work construction with a guy who owned a lot of what is now the downtown acreage.
He sold it for millions but still came to work everyday because he loved running his crane. Sometimes you can't tell about people. I was on the road playing pool and was in the Carolinas. I went in a small town pool room looking to play and there was a Golf game going on on the Snooker table. I played pretty good golf and figured maybe I would get in the game. No way, I find these guys are betting thousands a game. These guys with their missing teeth, bad haircuts and bib overalls had a lot of money. Turns out they are all tobacco farmers, sort of. Although they did do some farming they actually got paid not to grow tobacco and made a fortune.

No wonder you still have a tiny "confederate flag" culture out there(well really out here), even though hardly any of those folks were historically in South Florida.Their homes do not seem to be older than 30 years, which really made me wonder if they were raised here after all....thanks for that bit of information!

You never know. If you have to show it off you have something to prove. I know alot of people like that. You would never guess had any money. But you have to remember fill dirt in south Florida was selling for 500.00 a load.

I remember Davie in the 70's and 80's, and Loxahatchee in the 90's. For some reason the onslaught of transplants to Florida with truckloads of bubble money sent land prices to the stratosphere. I have a special distaste for people who bring money to a rural area and push out the undesireable locals. In the past the middle or lower income people had places to go, but that seems to have ended in south Florida. It would be nice if there was a way to manipulate the system to push out the gentrification.
