Hubby may be transferring soon from upstate ny to alachua. I've researched Alachua county and Gilchrist county on zillow, realtor.com and truilla for a rental/ house to buy.
We will be ok if our home sells in a reasonable amount of time.
Gilchrist has the lower taxes but mostly mobile home for sale- Are there other sites that I can look?
Alachua has the nicer houses but high property tax- what about school taxes how high do they run? Are there any lower property tax areas in Alachua county that i may be missing. i want to keep his commute under 30 minutes as he is the bread winner and my son and i will be unempolyed at first.

I would look for options other than Gilchrist County. It's very rural (one traffic light in the entire county) and very poor, hence the majority of mobile home listings. The taxes are low since there is little infrastructure and the schools for what it's worth are horrible. You might look to the northeast at Union County (Lake Butler area). The taxes are lower and still quite commutable to Alachua. A 150K house in Union County comes in with taxes of around $2000 per year with homestead exemption. The same house in Alachua would run $2700. If you really want to save in property taxes and don't mind a 30 minute commute on I-75 (light traffic), you might look north to Lake City where there'll be more job opportunities for you and your son versus rural areas to the south. Average taxes on homes in Lake City at the 150K mark look to be around $1300-$1500 per year. Good luck!

If I were you, I'd move to Gainesville and rent for a while. Get a feel for where you really want to be before you buy. You can also find some nice homes and decent deals in the Melrose/Keystone Heights area, especially if you get in the Bradford County side of those towns.

What about school taxes? Here in upstate/central NY / 20 miles from Cooperstown -we pay about 4500. Per year for both, with the school tax the higher amount. We have a 3 bedroom 2 bath ranch with a full basement and attic 40 X 40 attached garage on 27 acres.

We are selling our home in Trenton, FL. $175,000.

I live in the city. It is a 4/2 2600 sq ft HOUSE with in ground pool on two acres in the city.
This is the break down of our yearly property taxes.
County- 623.00
school-LRE 566.00
school disc 75.00
school dlc 150.00
waste mgt. 31.
trenton 226.00
em-medical 82.00

Total $ 1753.00

Keep in mind it is city property so taxes are a little higher. Hope this helps.

Agree. Rent for a year around Gainesville. Some of rural North Florida might surprise you.

Neither. Look elsewhere.

Alachua is ok, but taxes are artificially high because of all the broke ass people on welfare who live in Gainesville. You are paying for their ability to sit home and do nothing and have more kids than they can afford

Your typical lack of knowledge. Taxes are high due to extra school taxes/transportation and the fact that UF doesn't pay taxes. Taxes will be high in the city in Florida with the lowest unemployment and highest educated population.
