Can I ask one last question? Well...a couple questions...How are home rentals down there? Are people willing to let you rent or rent to own if you have pets? (We have 2 very sweet, non-destructive dogs and a parrot) Are the prices decent? (In CT, a 2br home on 1/2 acre in my area is around $2500 per month - which is INSANE!) Are the rental homes you know of owner managed or managed by property management companies? Are down payments to get into a rent really high? We'd be looking for at least a 3BR home with some privacy, and all my searches on Realtor.com dont bring back rentals...just the ones for sale and I'm not quite ready to buy yet. I think renting a home for a year or two to decide if FL is for us is a lot safer. Actually...if it's easier...can you suggest a few newspapers to check in witin an hours radius of Orlando? Maybe I'll get a better idea of the real estate rentals...I know my parents were looking at homes with 2 houses on the property in order to get us near them, but then they restrict themselves, which I dont want them to do.

Based on this new information I would recommend Lake county. Areas you should look into are Mt. Dora, Clermont, Umatilla, Eustis, Howie-in-the-Hills. You would be in a small town environment with rolling hills and within driving distance to Orlando and other Central FL corporate centers (Lake Mary, Maitland, South Orlando). Homes here are much cheaper than CT and most places here only require a one month deposit, instead of first, last and deposit like most places up north. Good luck.

Clermont is maybe a little larger than you wanted, but the elementary schools are generally good and you should be able to find a rental in your price range.

I think it still has a small town feel. At least in my neighborhood people are willing to lend a hand, we know each other but aren't in each others business.

It's an hour or less to Orlando, rolling hills (I'm over 240 feet above sea level), and has shopping and services, including a community hospital.

You would likely be able to find a job locally without having to go all the way to Orlando.

One person's "two sweet, non-destructive dogs and a parrot" is somebody else's idea of a Landlord's nightmare. You will pay as much a premium in Florida as Ct. and limit yourselves in terms of neighborhood.

That said, there are a large number of rentals ... with escalating prices. With RE prices way down, many RE investors are starting to 'buy and hold' ... and depend on rental income to offset the cost of holding.

My sister once got a "NO PETS" landlord to rent to her and her two large breed dogs by providing a reference letter from a previous landlord, and a $10K deposit. I guess the landlord figured if she was willing to put up that type of cash she was confident about her dogs behavior. And yes, she got it all back.

Per the agreement it went into an interest bearing escrow account. She wouldn't have just handed it over to a random landlord for his personal use until it was time for it to be returned.
