Well, why use a builder?
How about homeowner/builder option?
Remember, the markup of the builder is 25%, easy.

Lastly, why buy now?
A lot should be had for under 45K within 8 months in PSL.
It's currently one of the worst markets in the Nation. (Yes, not just Fl.)

First its a fallacy that you think you might save by building on an empty lot in some weird spot where tractor trailers come rolling off the 95 or Tpke on all kinds of ungodly hours.

You have to trust someone and the builders big or small have knowledge that you dont have and would take you years to find out. Some small builders have spec houses that are ready to move into and they are a good deal new and with all the latest codes. You would lose money with the rental and then get a lot with a nice spring underneath which might just be a sinkhole in 5 years.

Yes trust a professional Realtor and there are loads of honest ones in and around StLucie. Adams homes on the net they do specs and lots of Satisfied customers.

Talking I had purchased my Lot

Hey all! I just wanted to keep ya'll posted, that i had purchased my first lot. I had purchased it at a good price and looking to build on it next year or maybe two years from now.

I am very excited in my first step to moving to FL! If I was only able to move now and avoid the upcoming NY winter, very expensive rent, and ridiculous potholes, I will be so so so happy.

Default Looking for PSL Lot

My advice to you is to look into Indian River Estates in White City. Although it is not terribly convenient to the highways, you will find the standard of living re: crime, overcrowding, rude people in general to be so much better. It is a real pleasure to live here and safe. Lots here can be found in the $50,000 range for sure these days.

North of Prima Vista, east of US 1, west of Indian River Drive, south of Midway Road.
