Default Lots have come down in PSL

I own a rental home in Port St. Lucie.

Prices for lots in PSL have come down along with real estate prices, so I am surprised that realtors and builders are telling you that lots are going to be expensive.

It also sounds like you are looking in the right area.

West of Port St. Lucie Blvd, North of Becker Road, East of I 95, West of the turnpike, and South of Tulip will put you in a growing area with good size lots.

The nicest areas of IR Estates are the four westernmost roads (Buchanan, Pinetree, Palmetto & Silver Oak) and also the roads on the east side of the community that border the Savannas.

First off...congratulations on your planned move!!
Secondly, I live in Stuart & don't know TOO much about PSL, but as far as builders go I would recommend Lumar Builders.

They built my house back in '99 & I can't say enough good about them!! They are a small outfit, but because of this they "personalize" &, from what I've heard about & seen workmanship of the larger builders, a much more quality job.

We got hit with 3 major hurricanes in '04/'05 & I had absolutely ZERO damage except for 2 cap tiles off the ridge of 1 of the roof hips. I called the owner of Lumar just to see if he could recommend a good roofer to fix it & within 2 hours he had his roofer on my roof to do the job!! This is while he was dealing with his own "hurricane-related problems & 5 years after I had done business with him!!

I've talked to other folks who've had their homes built by Lumar & we all consider ourselves "family"!! THAT'S how respected Lumar is by their customers & a great recommendation on it's own.

But I agree with the other posters & recommend doing your homework on where to get your lot. It took me 6 trips down & a lot of talking with the "locals" before I settled on location & builder.

I live in Fort Pierce in a development by Lennar, Bent Creek. Its nice, quiet, and the homes are spacious.

Default Saint James Area if you are still looking!

The north end of Saint James almost to Midway road has a really nice area of newer and larger homes. There are still lots for sale. Make sure your location fits your job commute. I lived in the SW part of town near Gatlin. Nice there too. This area is the NW part of town. Good LucK!

Also, i had heard some horror stories about one of the home builders. Can anyone give me any feedback on which home builder i should check out. I had checked out Mercedes Homes (i saw some really bad feedback about them), Royal Professional Builders, Renar Homes, Lennar Homes......etc.

I remember back in 2000-2001ish 1/4 acre lots could be had in my mother's neighborhood West of the Turnpike off California/Del Rio for $3000.

Talk about a missed opportunity, lol

There are also 1/4 acre lots in the Mid 20's. Do your research. Good Luck!

Good post Wendy. Don't want to rain on his parade, but now is a great time to get a lot in SW PSL for that price. Quite a few available. Its going to be built up pretty much around you so you will know how the neighborhood looks before you build.

I have a canal lot for sale, my plans have changed. I will have to sell. I love
this area, so its not easy to give up on my retirement dreams..
