Default Florida home sale price websites

Hi guys,

Can anyone recommend a good house sales price website.
I have used Zillow but I have been told that some of the prices on there are not too accurate.

Those come from county records. I don't know of any other site. Well, you could go to county clerks sites, go to recording, look at deeds and figure out the prices from the documentary stamps.

Are you looking for prices of homes that sold or a price to sell your home.

Like anything on the internet you have to search multiple sites to get an accurate theme.

I currently am selling a house and looked at lots of sites. Trulia.com(something like that), Realstat.com, Realtor.com, Remax.com to get a price.

Search all of them for an area and you get an idea what to sell for.

If you looking for what houses sold for, I agree with Lily, check the clerk of court or property appraiser of the county you are looking to buy. Both for a small fee, it varies per county, will provide you the information. You do not even have to go down there any more for that kind of information anyway.

I do not know of any good sites...

You can ask for comps from Real Estate Sales Agents too... They cost nothing and should be descriptive with detailed home information.

Any good agent will do this for free, you will not even have to meet them, they will do it with just a phone call.

I would get No less than 3 agents to pull comps, and trust me, each set of comps will more than likely be different... But it will give you a good idea of any home (no matter if it is one you want to sell or buy!!).

Thanks guys for all the feedback.

The problem is that we are coming over to Florida from England and the prices look so incredibly cheap compared to England, even Naples where we hope to settle.

We do'nt want to fall into the trap of not knowing the local real estate market and paying way over the odds for our property.

I think our best bet is to rent for 6 to 12 months, talk to the locals and then make some realistic offers on the properties we like.

Keep up the good work I love this site and it's given us alot of useful information to help us with our relocation.

To review the current and previous sale prices visit the county appraiser website. This will give you an idea of what is the going rate in the area and you can compare location, house size, etc....

Probably a very wise decision is to rent first. Then, you can gather information on the best neighborhoods to live in. Personally, I would never buy property without some knowledge of the area and researching other home prices.

Lee i think your idea of renting and getting to know the area is a good one. then you can really associate the dollar amount with the value to you of location and type of home.

Zillow is really out of date on a lot of their info. You can get good ideas of ASKING prices on realtor.com, and trulia is good too. Look at Craigs list.

The sale data is often available on county property tax websites (Florida is really good at having this information online). Also it is a good idea to make contact with local realtors when you are ready. They cost you nothing on the buying end usually.

Rent for a year or two without a doubt. Now is not the time to buy in Florida until you really know the local market.

You are looking at SO much inventory in Collier County were Naples is located. This inventory is not going to be going away anytime soon.

Please keep in mind that Naples is one of the most overpriced housing markets in the United States right now. Something in the area of homes there being priced 60-75% over value! There was a thread a few week back with an article on Naples housing market.

Like several have posted: rent, get a feel for the market, then possibly buy.

Also, get a good realtor to help you rent & build a relationship with them to eventually buy.

This is not the time to buy in SW FL. YOu will also find some amazing rental deals for a long time due to excess inventory.
