I was notified by a developer offering 10,000 foot buildable lots priced from $50,000 to $70,000.
Is this a reasonable price for the area ??? Thanks !!! |

We bought a large sq. corner lot (125x130) in East Englewood last March for $41,000.
Check the multiple listings. Most sellers will negotiate. Ours was asking $55,000. Good luck. Anne |

That is about right for a lot now. 6 years ago you could have picked up a lot
for $1,000 to $30,000 in Deep Creek. |

Thanks going to look cheap in March 2007 my friend....there is a lull right now and overdevelopment...but the demand is ticking back up.....check on some re-sales (new)...they're tons of them out here from builders who overbuilt !!,,,,and stupid greedy investors, many of whom are agents themselves !!

I paid 4,000 apiece for a couple of lots here in Port Charlotte. Sold them for between 28 and 30K each 10 months later. They are now asking 40K. A friend of mine in the building trades laughed at the asking prices saying that there's more than 300,000 lots in Charlotte Cnty available.
I would say that making LOW offers is appropriate. |

Lots in North Port were selling for 50k last fall but the price has dropped considerably. If you do your homework you can find a good building lot (no fllood zones, wetlands or scrub jays which are federally protected) for around 30k. I live in North Port and have bought and sold 80 lots over the last 2 years.

Port Charlotte is falling fast. the flippers are crying the blues now that the market has changed. I would say just sit back and watch the price drop.
