The end is near?
I was driving down the road and a large sign said( THE END IS NEAR ). I find this funny, We have hit a new low but its not the prices! I looked at the picture and the guy looks like he eating well so things can't be all that bad ! He said "It's over, prices are not going to go down any further. Incentives are not going to get any better. Now's the time to buy. That's what we want to make sure that we educate the customers about — that it's not going lower". I would bet him the prices will go lower and now is not the time to buy, not yet ! You have to love the optimism.

At some point they will be right but they have nothing to base such a prediction on other then wishful thinking. They are trying to create a self-fulfilling prophecy. "Better buy now or you will be sorry".
Truth is, what they are selling no one needs. There is no urgency to own a home in Florida. It is not like there are high paying jobs here people are rushing from all over the country to get and need a house today to move the family down.
Owning a house down here means nothing anymore. I myself would even be content to just rent, who cares. This is a lot worse then they want to believe. A mass realization has taken place and people have taken a reality check. It will be a long time before a house is a guaranteed investment again.

I think that he is full of crap. We are still near the top of the highest price peak in U.S. history. Prices have came back down very little in comparison to the ridiculous increase they had.

"Once it's gone, it's gone," he said. "Now's the time to buy. Mortgage rates are low. Prices are low. Incentives are high. Take advantage of it while you can. It's a buyers market. The market is going to come back and once it does and there's no more inventory, you're not going to be able to come into a sales center and negotiate."
I've seen the sign; somewhere on 75 or 41; can't remember, but I thought the same thing...guy looks like he eating well...
I'd love to take a bet on how long it is going to take to get rid of inventory in SW FL. The 5 homes for sale in the 3 block area of where we live have been on the market for over 7 months now & we've never seen anyone even stop to look.
The inventory in SW FL is ridiculous. It will not be gone in a year & if anything, prices will be lower & more homes will be on the market as more investors lose their shirts. Hope the sun & sand can make all their problems go away...
On a side note...if you have heard of Tern Bay by Lennar..yeah, bank owns that land now due to issues with the contract. Lennar offered to pay a really low price to get it back; bank said no & shut down the golf course in the development. Gotta be great living there!

I like the statement "you're not going to be able to come into a sales center and negotiate." I don't think this guy will be around much longer. To be that arrogant and say "our service sucks when the market is not slow" and we won't budge an inch when were not desperate. It just cracks me up! I guess he thinks he's the only game around.

When I first saw the sign, I found it to be a very bad public relations move. I've seen it a few more times & always think it is just a bad marketing technique. Never found it funny.
Now that I read that article, I think it is even worse.
The guy is talking like buyers don't know what is going on or not as smart as him. That drives me nuts.
Builders & realtors know what is going on. The more they try to sugar coat it, the less buyers are going to fall for it.
It goes along with this current administration...if you'd only admit mistakes have been made, you were part of the team that made the mistakes, & now a plan has to be put into effect that will start to alleviate the mess...then maybe people would start taking you more seriously & over time, trust you enough to want to listen to you & follow you.
I wouldn't buy a home from a developer in SW FL if they gave me the home, pool, car & money for Christmas gifts. Their work is shoddy at best & they were greedy. Would take A LOT for me to trust builders like Engle, Lennar, Beazer, etc.

These people almost cant help it. Its an addiction, like gambling or a drug to them. House peddlers cant stop. Looking at that chart makes me never want to hear another thing about cars or houses. Looks like sabotage of the US to me.
