Default New home construction inspection

I am looking to get an inspection done on a new construction by a large builder. The inspection prices i have been getting are very high and they involve 5 or 6 different inspections. Are all these inspections neccessary or should i just do 1 or 2? I was thinking about just doing the preconcrete and pre drywall. Any ideas?

The city or municipality does inspections, no?

yes, they do but i have been told that its a good idea to get an independent inspection as the county inspections are not very thorough.

You can have as many different inspections at as many phases as you choose to. The three standard inspections are:
  • Pre-pour just before they pour the foundation concrete.
  • Pre-sheetrock which is just the point before they install insulation.
  • Final inspection just before you take possession and preferably before your final walk through.
There are issues that can be missed between these and any good Inspector performing phased inspections can let you know what can be missed and why.

The local municipality might be performing their building inspections but do not expect them to be anywhere near as thorough as your own independent Inspector. You might feel the costs are high but compare that to the potential for missed items by the builder. Many items can be missed by the builder and gone unknown until they cause problems after you take possession.
