My family will be relocating to Niceville, Fl in the next year. I am trying to pinpoint areas in Niceville to look for houses. I know Blue Water Bay takes up most of it, but I was wondering if there are any other gated communities or developments that are really nice. We are looking for a 4 bedroom updated home in a community with a pool, close to beach, family friendly in the 200's-300's. We won't be able to get down there for a while so I would like to get some feed back so I am prepared when I go down. Thank You!

The other pool communities besides Bluewater would be Swift Creek (generally starts in the $400K range) and maybe Rocky Bayou CC, which I think has a pool if you join the golf club. However, anyone can buy a membership for the Bluewater pools; it doesn't matter if you live in the Bluewater MSBU boundaries or not.

Updated is going to be an issue. It's a military area, and while homes are normally very well maintained, few people want to sink $15K or more into a new kitchen when they already know they're moving in 3-4 years. Updated, with 4 bedrooms and more than about 2000 square feet, and on the east side (generally more desirable side) of Niceville for less than $300K can be rather scarce, and those kinds of homes in BWB or Rocky Bayou can get snapped up quickly. There's pretty much no single family inventory with clean title in BWB below $250K and more than 1400 SF right now regardless of condition.

Though those homes do come onto the market at times. Folks down the street listed an 1800SF 4 bedroom with largely original kitchen and baths for $230K in February, and it was under contract in about two weeks.

There is some new construction happening right now, but unless you want 50x90 foot lots very close to a busy road and a trailer park, you'll pay a significant premium for it.
