Also, there are no HOA fees and you can bring your own or be your own builder. Price is $159K. Heres a link - 2890 Pine Branch Dr, Melbourne, FL 32940

Thanks for the offer, FloridaVince, however, we'd prefer being an hour or so away from the beach and don't need more than 1/4 of an acre. Priority for us is more rural living, low property and insurance. Schools are important and if we have to move closer to a good school we will take that into consideration as well.

We like low key but want to be able to get to beaches and amusements within a couple of hours.

By the way I really like your site, great info on the area and nice to see all of the activities your family is involved in.

Insurance companies now as a result charge more for older homes that have a track record of little to no damage from hurricanes as well as those homes without roof truss modifications which are now supposedly standard in newer homes. Luckily older homes without it can be converted for a few hundred dollars, which entails applying straps around the roof truss corners that are then anchored to the foundation.
I feel the same way you do about the 'homes from those eras still standing' You'd think they'd be more sturdy!! Thanks for the info on the roof truss, we will certainly look into that!

I found the info on the Martin County site emergency information:

Hurricane

It states:

Plan to Go If:
  • An evacuation order has been issued.
  • You live in a structure that was built prior to 1973 when Florida adopted a standard building code.
  • You do live in a manufactured or mobile home.
  • Your home is vulnerable to storm surge or inland flooding.
  • You can leave early enough to meet estimated regional clearance times. It is very dangerous to be on the highway during a storm.

Which is why I suggested finding the jobs first. There are many choices, but precious few with opportunities for a city bus mechanic. Almost all of the towns in the areas you mentioned would offer something outside of an HOA with at least a quarter acre. Then there's the matter of price range, age and type of home, and local amenities.

I check all of the job sites for Martin, Brevard, Lucie and Palm Beach County. Have them on my radar

I will start checking the unincorporated areas of those counties as well, have only looked at the Martin County one and not many homes found. Lots of nice homes priced under $150 but with HOAs and little acreage.

What about Indian River? Anyway, I'm more quite familiar with southern Brevard and Indian River counties since I live in the area. Palm Bay, Grant Valkaria, Malabar, Micco, Sebastian, Fellsmere, and Vero Beach would all have non Hoa properties with quarter acre lots in that price range. Most of Sebastian is hoa free and at least a hundred homes that meet your specs are currently for sale.

I had thought those areas initially as well Harry, but the OP wants 2 to 3 hour proximity to the Miami and Ft. Lauderdale/Hollywood airports.

Ft. Lauderdale is 2.1 hours away from Sebastian on 95, less than 3 from Miami. (if you use the Turnpike) Less than 2 hours to Orlando. I almost always fly out of Palm Beach which is less than1.5 hours and is a really easy place to use.

Thanks rociovrojas!

I'm sorry as I only threw out the offer as I thought you were looking for acreage. To me thats over an acre or more, lol. There will be lots of options in the 1/4 acre range with no HOA fees in southern Brevard county.

Good luck in your search!

Those are awesome suggestions and means I have a lot of research to do...At this point I am checking any Real Estate sites and looking by zip codes...Is there a particular site you use to look up properties?
