Here's some good info. I've lived in them, but every place is run differently, as the members and board run things their own way. How they can be run is governed by the state and county they're located in. We decided that a simple 55+ park where we own the home but lease the land and are not part of a co op worked better for us.

Watch the restrictions, monthly costs. Also do a search on Google about the particular development. You could be running into the co-op version of a civil war unawares.
