Yeah broward cant develop anymore land so the only way to expand would be up instead of out.
The western parts of broward are so hideous though. Those cookie-cutter faux meditteranean styles homes on postage stamp properties.... massive shopping plazas all filled with the same old stores. there's no organic feel or nice little towns to walk around in or quaint places to live....it's like this mass-produced suburbia and it's rather ugly.

It's the US version of Soviet construction. Soulless, but with a little tile and faux stucco to relieve the tedium.

You're right. Its cyclical.

People who were born n raised and/or long-timers are more than likely to leave FL, as they have been for other states close by. The people who are moving here will replace those leaving. The problem is more people are moving here quicker than those are leaving.

I'd hate to see it, but with the flock of foreclosures that are still to hit the market, and the way ppl move in and out of FL like a revolving door, I could see another real estate bust... and soon.

Do you think those foreclosures are going to hit the market? I don't. Not unless they pass legislation to do so and form another Resolution Trust Corp. like they did back in the '80s. It's all pretty much manipulated now.

Put yourself in the position of some one who lives in the snow belt, its mid January its been freezing cold for a couple of months and will continue to be that way for a few more. Then through whatever means they hear of the fun people are having in Florida,No winter, warm sunny days on the beach, Amusement parks ,a veritable paradise, life so carefree we wished we'd moved down sooner mantra etc.
its only natural for these northerners to give serious thought to moving to Florida after hearing all these positive accolades, many do make the move, its odd logic to then give them grief for following the dream and coming to Florida and getting in on their piece of paradise.

I grew up in the snow belt. Spring always came eventually. People handled the weather just fine. Florida was a place to go and vacation, not a place where people moved to permanently. Unless you were retiring, and even then, it was a snowbird thing. Only retirees could do the snowbird lifestyle, everyone else had to work. Florida was more of a paradise then than it is now, so why are people moving here NOW?

Because they're losing jobs, getting taxed out of house and home and social ills are overwhelming once thriving cities and suburbs in the North. Those are the real reasons.

I've lived in Florida for a very long time. I've been broke and I've been, well, not rich but well-off. When you're broke, Florida is just as miserable as anywhere else.

Do I blame people for wanting "their little piece of paradise"? No. Do I think we can sustain the population increase? Double-no. A lot of these people are used to "services". I'm not thrilled about getting fee'ed to death in Florida to pay for their "services". Not happy about watching water and power bills double and triple.

Probably if those foreclosures are spread around the country, it won't make much difference in Florida. Although it wouldn't hurt my feelings to see some of these bogus $300,000 and $400,000 subdivision shacks go to $150,000, which is what they're really worth (if even that). There's some seriously fugly stuff out there and people are "snapping them up", bwa-ha-ha-ha. The realtors know exactly what buttons to press, too. "Schools", "safety".

I agree. It seems that the last of those who were able to hang on in many places have lost the grip and now are looking for a way out. Let it be known that moving to Florida is not going to resolve their problem. It may not be as economically bad here as it is in many places for those who have no to little skills but its going to be tough to eek out a living for them. They are not going to be un-happy campers from the get-go, but they have to do something to survive. I do feel sorry for those folks but moving to Florida is not the answer.

Anyone else besides me starting to feel just the teensiest bit hostile every time there's a new "We're moving to Florida!" thread? Take a family of four. That's four people who want to take showers, flush toilets, use the AC, drive the roadways, use the schools, etc.

I don't think Florida's resources, infrastructure or aquifer can handle all this. It's starting to feel like a life raft getting grabbed by too many drowning people.

I'm seeing the impact of all this "relocation" and it's ugly. Sooooo ugly. Prices are being driven up. You can bank on everything getting way more expensive, supply and demand at work.
