I am a real estate investor in Cleveland looking to buy a second home in Florida that will be used as a vacation/rental property. I know prices are up all over the place but is there anywhere in Florida that is lagging behind or where you can get something near the beach for around 225K. Where will my money go far while still being able to rent it.

Trying looking in North Port Florida. I work with several investor/flippers and they all pull a pretty good profit in North Port. You can buy a decent home- 3/2, built in 2000 or newer- in the low $100's and rent it for $1200 or so a month. North Port is about 30 minutes from the beach.

Those numbers work all day but we want to be closer to the beach. I am more concerned with having the ideal home to vacation to some day then I am with the profit margin. I would be happy with breaking even or I would certainly give up less profit and pay more to have something ready to go.

If you want a condo , hutchesion island ( jensen beach, ft pierce )has some in that price range

For the best beachside/coastal investment in a vacation rental property I would recommend Miami Beach first followed by Fort Lauderdale. Both areas have units at or slightly above the 225K mark right on or a block from the beach. The ability to factor in affluent international tourists with money (UK, Germany and Brazil primarily) versus primarily cash-strapped Americans will make a big difference in your investment. Marketing on sites like VRBO will help keep it filled while not there yourself, if outfitted nicely in terms of furniture/decor and managed well in terms of housekeeping and maintenance.
