Thank you kyle19125, Jacksonville is the area that we have been looking at, I just wanted to hear some opinions from some locals!
If you have any suggestions on zip codes that would make my day!
We are also looking into the St. Augustine area.

I'd recommend posting on the Jacksonville forum for both places, there are some good informative posters there that can provide better specifics. Good luck!

I hope you'll update C-D if you eventually move to a place in FL that you feel fits the majority of your criteria, and makes you happy. As long as you're willing to bend on a few of them, you'll be able to find a number of locations that fit what you're looking for. There just isn't a place in the whole state that can say 100% yes to all of them. Compromise is a major part of being a FL resident... some aspects of life here are great, some not so great. But anyone who is flexible can find a spot in the state to call home and feel comfortable.

Even in the metro Jacksonville area (where I live) - you're not going to find areas with average or high incomes - average or high home values - and low rents. Rents tend to correlate with the value of housing and how much people in the area earn.

Also - employment opportunities here vary (depending on what you're looking for). Schools vary (from bad to good to excellent). Many nice places have HOAs. And we have areas where there are lots of poor people. Renting with pets can be a problem - depending on the pets in question. Goldfish are usually ok - pitbulls aren't .

Finally - we are not at low risk for hurricanes - storms and flooding (although the potential for flooding varies a lot depending on one's specific location). Or high risk either. When it comes to storms - it's pretty much a roll of the dice in terms of where they hit. This is the 50th anniversary of Hurricane Dora. We - like the rest of coastal Florida - aren't immune from storms. Robyn
