North port mls # 671632

Lots in N.P. were going for about 3500 to 4500 in 01-02 I should know I bought 2 and built a 1848 sq ft house on them for a total of 147,900

In this market getting the unfinished house completed for 30k is not unreasonable as subcontractors are begging for work. I know what I am saying I work in the building industry in North Port and have for many years.

North Port mls # 339202 same as 339218 no picture just an artist concept the online ad does not say as is so maybe you can pull it up and see.
These may be bank repos. These are good deals waiting to be snapped up.

What do you do in the building industry? Just curious for comparison purposes to my area, what would some of the subs charge to finish off the house?

I design and build houses. Right now you can get material & labor below peak prices, each market is different it just depends on how hungry they are.

These houses when finished will come in at 01-02 prices no doubt in my mind at all.

Are you building any 1800 sf homes in that area for $140,000 including the land? I don't know anything about that area, so if you're not, I'm just curious, why aren't you because it sounds like your costs are an incredible amount less than ours.

My work involves custom built one of a kind homes usually nothing under 3500 sq.ft.

To get back on topic those listings that I posted and many more that I did not, when sold will set new comps for the North Port area. That will make it more difficult for an appraiser to hit that number for future sales. North Port saw huge building growth during the bubble years and a big upswing in pricing there are about 6161 SFH for sale with about 75 being repos. IMHO I think the return swing is starting to happen how long it takes before it will level out will depend on how many qualified buyers can be found that want to jump into a downward market. Of course North Port is unique it only happens here!

Just my humble opinion...North Port is a pit. North Port has been a pit for over 20 years.
I wouldn't move there if the houses were being sold for $5.00.

Hi Kelly , welcome back. I decided to stay away from this thread and finally jumped in yesterday. Just too much inaccurate information. Congrats on the buying and selling of your house. My friend in Palm Beach County put her home on the market and sold in one day. I did a lot of prep talk which I borrowed from the thread. I even offer to house her dogs during the weekend so she can get maximal showing. Her realtor told her not to listen to me. She is right. The first couple walked into her house and it is sold. Now I told her that her asking price may be too low. She is mad at me now. If you are in PSL, I may arrange you to have your tooth taken out. Which oral surgeon do you plan to go?
