Your friend will be thanking you in a few years. Honestly, Palm Beach County is drowning in inventory, foreclosures, etc. Your friend either:
1. Got very lucky and landed one of the remaining suckers....and there are people still buying houses that will be worth much less in a few years.
2. Priced her house right. It may not seem right as it sold in one day. But have her check comparables in a year to what she got....then ask her how she feels.

Your exactly right, home prices in Palm Beach County are over-inflated and there is tons of inventory on the market. People holding out hope that they can still sell for a insane profit. The thin ice they are walking on could rear it's ugly head over the next 3-4 months, if we have a repeat of the 2004-2005 Hurricane Season. I hope not but living in Florida it's something you now can't take for granted.

I don't think this comment was necessary...Also, it wouldn't matter if she was 25 or 65, at least she participates in conversations on this board.
Why does everyone bring up North Port on this board, is that the next hot market or something? Is that near Punta Gorda? I checked it out, homes are in the 200K range just like everywhere else.
By the way, since we are talking age, my husband and I bought our first house at 19, so I am very educated with my local real estate market. Would I buy a home in my area for 200K? Probably if I wasn't moving out of state. We almost upgraded in our town twice over the last 4 years, but decided against it for financial reasons. We both miss the seasons and are moving to NC.

The reason he makes replies like this is because he has a huge ego and thinks he knows everything about real estate. Look at his previous posts... he has something to say about every city in Florida and tells people the price to pay for homes everywhere. If someone buys a home now, he calls them a sucker. And to top it off, he doesn't even live in Florida, he lives in PENNSYLVANIA!!!

A truer statement has never been written. The reason why North Port is constantly discussed here, is because it is the poster child of Florida cities that overbuilt during the boom years. As for the town itself, there is nothing there! Just miles and miles of roads built mostly in the 70's and 80's running through the Everglades with the hope that homes would eventually be built there. There is no city there, no culture, no ambiance,...nothing but a few homes here and there, and vacant lots.
Where I work, 3 different families all bought homes in North Port over the last few years, for about $200k. The only reason why homes even sell there is because they cannot afford a home in Sarasota. There is a reason why homes in Sarasota are considerably more expensive than surrounding communities. The city of Sarasota offers almost everything that anyone interested in the Florida lifestyle could want. North Port, which is actually south Sarasota County, and gives Sarasota in general a bad name when they talk about a real estate correction, is like living in the middle of the Everglades.
There's a reason why prices there have fallen faster than its intra-county neighbors. I too wouldn't live in North Port even if it was the last affordable place to buy in Florida.
