Its actually real easy to believe these prices, thats what we were expecting for the last couple of years,but weren't they townhomes? I"ll be impressed when sfh sell for that,here in polk county we are at or below $100sqf on most listings but still not at the bottom,I think the drops will probably accelerate come summertime,we dont have to much denial or hope anymore,so now the freefall begins.

Last June, I remember when firemed posted that townhomes auction in Fort Myers that was on you tube. The builder had sold them for over $300,000 and then couldn't unload the rest and they were going at auction for $140,000. There was a lot of crying and gnashing of teeth by the buyers that had bought at full price.
I remember thinking, "Here we go. The bubble just popped." There were still lots of people saying that the market would come back, but I knew it was all over.
I get that same feeling about Sunrico's link. Watch. We always knew it would start with the developers. Give it six months and these people will have no choice but to drop their prices.

Rise in exisitng home sales
It is being reported today that sales of exisitng homes rose by almost 3% in February. Any sign of a turnaround in the Florida real estate market?

We've been swamped for the last three weeks. I guess we'll know if it's a turn around in a month or so

lOOK AT THE REAL FIGURES. NOBODY COMPARES MONTH TO MONTH SALES. IF YOU LOOK AT Y.O.Y. SALES IT'S DOWN ALMOST 24% FROM LAST FEB. ONLY REALTORS AND LAZY REPORTERS USE MONTH OVER MONTH SALES.

Swamped with buyers, of course there are lots of people wanting to list but there has been a big change in the numbers of buyers in the past few weeks.

If you have several months of increased sales that's a good sign the market might be on an upswing, is it not? I'm not saying that we're out of the woods but it's just a good sign. As of yet we have not seen this. I was just trying to point out that myself and everyone in my office have seen a lot more activity (contacts-showings, etc) in the past few weeks.

Housing sales rise slightly on biggest-ever price drop - Mar. 24, 2008
