I have heard from a few friends that the "rich are trying to squeeze the middle class folks out of FL" Could that really be true? Are they purposely forcing people out of FL? If that's the case, then FL will be out of Police officers, fire fighters, teachers, etc. VERY SOON.... We're ALL Leaving!

Theres plenty of apartments(rentals) and mobile homes for the lower and middle class. if you look at California and NYC, a large percent rent, some all their lives. Theres many many thousands of affordable mobile housing in Florida and you can even buy your own land(avoid mobile park lot fees) in central and north Florida for cheap(like $20k to $50k) and slap a mobile home on the land/lot. It is possible and affordable to live in Florida if you can deal with living in an apartment(rental) small 1/1 condominium or mobile home. I however want a huge detached house so I am outta here!

I will be sure to visit said communities and look around before buying! But in the pictures many of them are enclosed and offer privacy. How were house prices in TN by the way? How much house does $150k get? $200k?

Have you thought about GA? What about NC? The homes range from $150-$170 for very nice, big homes. Good Luck!

That's about the price range I'd looked into. It will get you a 3/2/2, some with small acreage. But the prices obviously depend on location. Go on the Tennessee forum and see what they're saying! Also, I think Middle TN - south of Nashville still has reasonably priced homes. And they're likely less expensive in West TN.

im looking into GA now. It appears a nice big house can be had for around $200k, some even with basements. Thats what the developers want(which includes lot too!) I doubt NC is cheap anymore with all the Floridians flocking up there!

LOL TN is expensive! I can get so much more house in Texas or even Georgia than TN! I will do a search for TN developers and see just how expensive it is.

Thanks! Positive reputation for you! I heard you also are leaving Florida. Seems like almost everyone is for various reasons. Im looking at Georgia and they have some amazing houses for around $200k. You dont even want to know how "ugly" the $200k houses are here in s. Florida!

Ya know? I don't mean to "whine", & I realise it was my choice to read through this thread, but I'm getting really sick of people thinking that houses are going to "get cheaper"!!! Wake up people! I look at real estate ALL THE TIME in just about EVERY state. Prices have gone UP EVERYWHERE!!!!!!!
I used to see nice houses on ebay with lots of land for say 60/70k. Now they're 100k. You wanna know why? It's the same reason wages go up. No they certainly don't go up ALOT, but they sure as hell don't go DOWN!!! Prices go up. EVERYTHING goes UP!!!!!!!!! Some people seem to be blind to this fact. Yes, insanity occurred in the market!!! So someone who could have gotten 1.5 mil on The Beach (as in Miami Beach), is now asking 1.2 LA DEE DA!!! THE BEACH IS CHOICE REAL ESTATE!!!!!!!!!! DO YOU KNOW THAT 1.5 MIL BUYS YOU A 700SQ FT CONDO IN NY???!!!!!!!!! YES YOU READ IT RIGHT!!!!!!!!!!! Why? Beacuse NY is CHOICE real estate!!!!!!!!!!
Places that are desireable will ALWAYS be high!!!!!!!!! WAKE UP!!!!!!!!!!
Let's say a house was 250k. Let's say it really should be 150k. When??? Who says??? Yes people are lowering their prices so that instead of getting a 50-100% return in a year or two!!! they're getting say 20%. Ok.
All that is happening is that a house that was say 250k & jumped to 350k in a year when it should've jumped to say 270/275 & then the next year to say 290, will now be "lowered" so that the person can't sell the 350k house for 375. They should actually LIVE in it & they will end up MAKING MONEY ON IT NO MATTER WHAT!!!!!!!!!!
The person that paid 350k for that house that should've been 250K is not going to sell for less than 350 OBVIOUSLY!!!!!!!!! The point is that if you LIVE there for at least 5 years (which is SUPPOSED to be the idea of buying a house!!! ) they will be able to get AT LEAST 400k by the time they move!!!
The only people dropping their prices are people who were out to make a big profit to begin with!!!!!!
The prices are not going to "GO BACK" to what they "should" be.
They will LEVEL OFF!!!!!!!!!!
Please people, I know SOME of you seem to get this, but it's kinda silly to not understand.
FL WILL NEVER COST THE SAME AS WV OR OH UNLESS SOMETHING CRAZY HAPPENS & STATES LIKE THAT GET A CRAZY REAL ESTATE BOOM BECAUSE THEY FIND OIL OR GOLD THERE!!!!!!!!!
PLEASE!!!!!!!!!!!!!!
It will never even be close. NY has ALWAYS repeat ALWAYS been expensive and always will.
What people don't get is that FL wasn't because it wasn't "discovered" or "developed" enough yet! Now most NYers and wealthy South Americans ETC would be quite happy with the amenities here. It is NOW acceptable to those types, thus they are spending the money!
It will NEVER go back!!!!!!!!!!!!
(Unless a cat 5 comes but let's not think about that.... And even THEN, it will be built BACK UP!!!!!!!!)
SHEESH!!!!!!!!!!!
Eh hem. Calm now.

Awww you sweet lady, I hate to see you mad You made some good points. My dad said FL was only half developed when he bought his first house. Now theres tons of new developments and more comming. Lots of new stores, malls and businesses cropping up. This drove prices to the sky. The same happened in California, NYC, NJ, DC, Boston and other popular metro cities and popular states.
House prices are going down *temporarily* because they went up *too* much. As you said, a house that was $300k last year became $350k this year when it should have only gone up to $325k so that price has to go back down to $325k. This is called a "correction" not a crash(unless hurricane or other disaster) + reputation for your nice long post Id be honored to get some

I’ve stayed off posting on this forum for a while because just like you it’s too easy to get twisted over the unrealistic idiotic nonsense posted by those few persistent, ill informed and disillusioned people. It only seems to validate their perceived self worth. What they can’t get past is their own poorly applied conditional logic. They think IF this is their lot in life and things are terrible for them THEN it must apply to everyone.
This is simply - as you know - NOT the case! They can’t even see that they are overwhelmingly at odds with the majority of posters on this forum. Sure there are a few doom and gloom threads here but look how many posts are here from people around the country heck around the world… all looking to move here. Not to mention all the ones who are here and LOVE IT!

It’s even easier to get twisted over the unrealistic idiotic nonsense that is known as Florida real estate, perpetrated by those persistent, ill informed and disillusioned housing cheerleaders.
Tudo, Need-Aff and the rest of us housing bears will see fruition, not through laziness, greed or disillusionment, but through due diligence, planning and saving.
It's a great time to be a renter, and you know I'm right. Wait until next week when I hit the pavement with my camera. I'll be sure to post those photos here on city-data.com
