In November my mother purchased a trailer for my daughter. The trailer was sold for cash with a quit claim deed. Seller had a "friend" who lived in trailer and told said "friend" the day it was sold (11/12/15) to vacate property by 12/1/15 as new owner/tenant would be moving in. We did not contact tenant and was told by seller tenant would be out. I called tenant yesterday to confirm that he was out and he told me not only was he not out but that he would not be out by 12/1 as he had no where to go. Seller has been in NJ for 2 weeks and not aware of this fact. What rights do we as new owners have and how can we get this loser out of our property??

Your gonna have to evict him (if more than 1 person has established residency then you have to evict each person individually).
There are companies like evictionsplus.com that can file the eviction form at the county courthouse for you for a few hundred dollars, or you can go to the courthouse yourself and fill out the form for like $20.
After eviction form is filed at the courthouse a deputy will go to the residence and tape an eviction notice to the door, they'll have about 30 days to get out after that.

Yeah. Should've had all that stuff lines up with contracts and documentation beforehand.
Lesson learned I guess.
I hope it goes well for you. Stuff like this can be a nightmare sometimes.

On 12/5 the loser moved out of the trailer as he said he would When he left he told my mom that he would pay rent for the month and she could pro rate it back. Of course now he refuses to pay for those five days but I as far as I'm concerned he's gone and my daughter and grandchildren are moved in and happy in their new home. That's all that matters.

Good to have an update! There are a lot of terrible squatter stories in Florida. Lesson learned, you always need things clearly in writing, and look up the laws and your recourses if things don't go as planned BEFORE they happen. Looking before you leap is the only way to get through life without falling off a cliff.
