Default How low will Naples real estate go?

Hi guys,

We will be moving from England to Naples in around 18 months.

I know alot of people will condem our decision but we have visited numerious towns in Florida and we are always drawn back to Naples.

What I would like to know is your opinions on how low you think real estate
will go in the area, we intend to rent for 12 months to make sure we love Naples year round prior to buying.

We are looking to pay around $250,000 to $350,000 for a single family home and what do you think this will get us in 30 months time?

Can anyone recommend nice quiet residential areas close to the centre of Naples for this price range, we've looked around Maplewood and we really liked that area (Zip 34104) is this a good area?

Thanks for any input you may be able to give us.

From what I can see in the housing bubble blogs, and they have been right all along, Naples has as far to fall as anywhere in Florida. Most valuations had Naples the most overpriced area of Florida at the peak of the bubble.

You are right on, rent for 12 months and learn the market. Save some houses in your profile at realtor dot com and track their fall.

Don't be in a rush, there is nothing but dropping or stagnant prices coming to the Naples area for years and years. You can put your savings from renting into a nice safe CD earning about 4% or so while you wait out the price declines.

I agree with CJFlorida. Prices have come down in some areas but there will continued reductions in the price range you want. You will however be in com petition with a lot of working people who are looking for that price range also.
I live in Naples and am moving to another SW beach town that is less crowded where we can have a boat. Today though we went to Naples beach and it really is beautiful there. I live in zip 34105 and eveything is close, shopping, movies, Target and the beach is 10-15 minutes away.

Don't rush and when you do try a different community. Maplewood is not a good choice especially if you have kids.

probably 3-5% higher than it was in 2003-04
