Pinellas county lost people because of a high death rate due to the median age, smart one.

Florida is now the runaway sole owner of the future population growth of the Southeastern United States.

2010:
- Florida: 18,804,623
- Georgia: 9,688,681
- North Carolina: 9,535,692

2015:
- Florida: 20,271,272
- Georgia: 10,214,860
- North Carolina: 10,042,802


It is anticipated that Florida will outpace both of the other two states combined in population growth going into the future and continue widening the gap.

I'm a FL native that has lived in NC since August. NC is growing at a substantial rate but it won't have the population growth that FL does. One thing I do like about NC, is that even in the midst of all this growth, they are still able to retain the local culture and everything that makes the place great. Granted they don't have anywhere near the numbers of FL, but loads of people are still moving here and NC hasn't really changed at all.

Like that helped. Lost over 80% of what i paid for my house in 04. Not looking to sell anyways. I want it back to pre 1800's.

In Miami, we recovered from 2008, is that not true for Pasco County?

Not for west Pasco west of US19. Still buy homes for under 50k by the 100's.
