Please tell me where I can rent an apartment in Boca for 800 a month.
I live in Coral Springs
and cannot find nor can four listing agents find a 2/2 under 1200 per month
that is in a decent area and is in good shape.
Where is this site your looking at.

If you find a home that rents for HALF of it's mortgage rate than the owner is not on this planet
I would love to purchase a condo or home if I could find one at a reasonable cost.

Taxes are high but you can knock a hole in it with homesteading, and the cost of living is just as high as anywhere else say CA or HI.
Here we call it the Sunshine tax.

The housing market here in florida is crap
you can pick up a nice condo under 100K
In a nice area, no area is safer than another.
you can rent to own, there is a ligit company that will work with you very nice giy and a licensed realtor
I have direct financing for low credit scores.
3% FHA is available with decent credit

Go to any MLS site and have a look
you can get a fully upgraded 2/2 under 140K in a very nice area.
This is Palm Beach
In Broward in a good area, I have seen 2/2 between 900 to 1100 sq ft in the low 100K and less if you want to look.
and there are still no money downs,
I would suggest Coral Springs, vs Plantation.
Boca I have seen listed 2/2 for 99K and less
These are all age and pet friendly commuinties.
single family try Tamarac, Mainlands community they have an all age section
and a smaller SF 880 to 1100 sq ft under 125K in good shape.

Smile Rent to own vs lease option

There is a big difference and you can look it up in the Flroida statutes
Rent to own is like regular renting
If you use the right company ALL of your rent can be applied to your purchase.
I an going thru this now my self
If you do not like after a year walk away no liabilities and no fixed purchase price.
Lease option IS fixed purchase price
You MUST buy it or loose a big down payment.
