I see some super low prices for homes on lagoons in Hudson, can anyone tell me what type of neighborhoods these are? Trashy? mixed?
I'm living on the water now in NJ and my home cost 3 times as much as I see in FL ... prices as low as 190K ! Is this area isolated from the mainland, can anyone tell me about the tax rate and last is this a hurricane area ? thanks AJ |

Oops - this time I'll post without giving any website information as in the last post.
Hudson has many homes with decent water. I would not call it deep keel water, but if you draw less that 3 feet you can find great waterfront home deals there. Hudson is a bit on the more rural side and a little bit further away from the Tampa Bay area, so you can expect an hour commute to Tampa, if you are going to work there. About 15 minutes or so to the South you can find sailboat friendly waters in the waterfront communities of Gulf Harbors, Gulf Harbors Woodlands (where I live), and somewhat in Sea Forest. My current sailboat draws 4 feet and I have no problems. In fact, my previous sailboat (a 30' C&C sloop) drew 5' of water and I had no problems then. The gulf is a 10-15 minute idle down the North Channel. There are several beautiful tropical islands just 3 miles off the #1 marker. Caledesi Island's beach was voted as USA's 2nd best beach by Dr. Beach (as seen on TV or check out his website) and is only a twenty minute cruise by power boat. I SCUBA dive on nice ledges just 12 miles out (I also own power boats - boats keep following me home...) in 40' of water and spear grouper and hog fish. There's kingfish and mackrel trolling closer in toward shore (when they are running). There's Tarpon in the canals (junior) and by the islands (big'ums). There are also cobia, snook, redfish, and more - most of these can also be caught from canal docks too. So - yes. Great deals can be had in all of these waterfront communities. The prices have rolled back A LOT since the hay-days of 2005! |

Please keep in mind, all of Florida is a hurricane area. Living right on the gulf, though, like you would be in Hudson, you're going to experience more mandatory evacuations than the cities more inland. Pretty much every time a tropical storm wanders into the gulf.

Ah yes, Hudson, if anyone remembers the 1993 No Name Storm, where the water came up to US 19 and alot of those homes were under water, and had to be rebuilt on stilts, I wouldn't want another repeat, all along the coast the water rose around 3AM and people woke up to their knees in water. I go to Hudson Beach alot and every time I drive there I think back to that night in 1993 and the mess it left behind.
