Completely not true. In South Florida, there are many small cities. villages, towns, etc...that incorporated into their own city but still reside in MIAMI-DADE county officially. Many of them have their own police departments, some do not and contract Miami-Dade police to serve their area....Cutler Bay is a good example. Village of Palmetto Bay would be another. They are their own "cities" but still use Miami-Dade Police and Miami-Dade Fire for police/fire protection.
People incorporate so that they are IN CONTROL of where they want their taxes to go. A big argument amongst people involved in the incorporation effort was to keep taxes in their area. Many people were upset about paying taxes that would be directed to improvement projects in the slums of liberty city and overtown. They felt neglected and rightfully so ! Incorporation fixed that issue. I was a part of the incorporation campaign of the town of Cutler Bay. Very proud to see it come alive....well worth the time and effort I put into it.
Unincorporated Miami-Dade county is not any less desirable at all..there are many very affluent areas. My dad lives near the Falls and they were trying to incorporate a few years back....they were not successful due to many proponents fearing their taxes would go up. If you look at Palmetto Bay and Cutler bay, there taxes did NOT go up and people are very happy because now little projects that were on hold for many years before incorporation are now completed. No more wasting precious tax payers money on building parks in run down liberty city or restoring sidewalks in the gang lands of overtown. All that is over and done with......their taxes are being used for THEIR city. Gotta love incorporation.

Did you misread? I was referring to unincorporated:
"If you live in an unicorporated area you pay less property taxes and if you need the police the sheriff will show up not the city police."
This is 100% true in Brevard county. Can't speak for Miami.

Like heydade said, many parts of Miami-Dade County is unincorporated. We have had many unincorporated areas become cities themselves (incorporated), such as The Village of Pinecrest. Pinecrest was once part of unincorporated Dade County and when they incorporated and became The Village of Pinecrest their taxes actually went down. So cities/incorporated areas can pay less than unincorporated areas. And still today there are parts of unicorporated Miami-Dade that are located close to the center of Miami-Dade county in desirable areas with higher costs.

Now I see what you are saying. I guess it depends on the specific situation. From what I gather, in Miami-Dade county, communities incorporated to distance themselves from unincorporated Miami-Dade. Thus better directing and even lowering their taxes. Interesting...
Works differently in Brevard. For example if you are in unincorporated Merritt Island the millage rate is 15 compared to Satellite Beach where the millage rate is 19.5.

You made a blanket statement before that is why others corrected you.
And some unincorporated areas of Brevard actually do pay higher taxes than some of the cities or towns.
Palm Shores millage rate is 14.7093, this is lower than many of the unincorporated areas in Brevard. Viera is at 14.9863, also lower than some of the unincorporated areas.
So, not 100% true.

Celebration is unincorporated and probably has the highest property taxes in Osceola county. We also have to pay development fees (bonds) every year.

Though in most instances you would have been right.
The incorporated areas that have a lower tax rate are generally supported by a higher commercial tax rate that props up the area.

Businesses that are located in unincorporated don't pay business License Tax or Occupational License... thats a big benefit for me at least ....DOTsavemoney
