Yes OP, you can find first time home owner assistance. Have a stable income consistent with the ratio of affordability. HUD has programs ..

I'm looking at land in the ga region...to build a self sustaining home. The govt is currently processing the grant to aide on the acquisition. Apparently they actually want ppl to conserve thru alternative energy sources . Rural property can be had...
Like what solar energy or something else like hydro or windwill generated?

It has nothing to do with your age.

Used to be legal to ban black people from neighborhoods too. With affordable housing across Florida becoming non-existent I suspect this is going to be called into question more. I bet if it reached a high court it would be ruled that you can't discriminate against homebuyers based on their age, in this case, young people.
80/20 rule in FL (google it).....there have been adult only neighbors forever - leave the oldtimers alone.

You are right about that but still there should be some more affordable housing.

How do you collect royalty checks? Is this something others like me can do also?

Only if you know how to program video games(indies games look them up) or if you know how to build inventions and sell them to various companies.

Some people should be renters. Not everyone financially can afford to own a home......and roommates are also necessary. Just the facts of life to share expenses.

Exactly and I'm always fair and good with finances. Question is where do I find good roommates that are like the same?

55 & Over Housing: What is the 80/20 Rule? | Florida Condo & HOA Legal Blog

I googled and found this. I think this law is unconstitutional because it allows discrimination based on age.

What about if we say a neighborhood can only sell to white residents as long as the neighborhood is 80% white (plug in any race)? That would also be wrong, just like the current law regarding over 55 is wrong.

This practice is down right unconstitutional. And the "old-timers" outnumber the young timers like myself. There isn't a thing special about old people and they shouldn't be able to discriminate against younger buyers in their neighborhoods.
