I bought an older small home in Lee County in SW Florida. The home cost less than $100K but has to be insured for at least that much because of the cost to rebuilding it should it be needed and I pay $1650 a year with high deductibles.

CBS, newer (SE FL 2002 and newer because of code changes but depending on construction and what was used on the roof attachments / decking could be obtained with an earlier year built), hip roof, hydrant within 1k ft, fire station within 5 miles are all key items. Zip codes tend to be dividing lines for not only rates but capacity. Some companies will drill down further into local details like the inter coastal or US 1 or some other barrier to determine things.

Some companies consider credit in rate determination. All of them will consider bankruptcies and other major items on your report as disqualifying or impeding your access to best rates.

The biggest impact will be your location, following by your mitigation inspection which will report the first paragraph items including roof wall attachment, size of nails and pattern for your roof materials and the shape of your roof. That combined with your wall type (frame or CBS) and protection class (hydrant / fire station) will determine that vast majority of your rate. Also storm shutters can help although the other mitigation factors are worth more.

If you have an older home, electrical updates may be required. Homes over 35 years or so generally need an inspection and most companies won't touch older than 50 years. Areas can vary a lot on this. Some areas companies are only writing 2002 and newer so YMMV.

Basically, companies are in total control, there is little competition and even though there are quite a few companies writing the reality of the market is the less expensive carriers fill up quickly on capacity in areas and turn off the tap. Some carriers will want auto and / or life insurance to write the home or some other high profit item like umbrella coverage. Many carriers have no interest in expanding their Florida risk in many areas. So many of the older and more established carriers write very little new business.

Make sure you call around because not all agents have access to the same companies.

CBS built in 2004. Renewal for February 2017 is $681.00. Manatee County. A-style roof with hurricane shutters.

Wow, that is cheap.

10 miles from ocean in Brevard County a little over $2000 for a 1984 1500 sq foot 3 bedroom . Covers cost of teardown and rebuild, $75000 contents, $100,000 liability. 2006 built 2100 sq foot same area still a little over $2000 for about the same coverage.
