where in Gainesville would you recommend that a retired couple look for a 1 floor condo/HOA in a SAFE area. Would like 2 b/r 1.5 baths and about 1000 square feet. Dont want to live where there are ALOT of student rentals. Price? 100,000 Are we dreaming? Thanx in advance

Look on the upper NW side around what's known as the Millhopper area. You'll find some single story villas in a few condo communities around that price. Bear in mind you will see students in that area too but they tend to be the older (mid 20s) grad school students who are much quieter than what you're no doubt trying to avoid.

Stay west of I75 if you want to avoid student rentals. Although it's just east of the interstate, I agree with the Millhopper area suggestion because it is due north of campus; however, I believe you'll find mostly single family developments so you may not have much of a selection.

One other area to look at is Haile Plantation. The condos are in the quaint village center. I just checked & they have 2/2's that are about 1200 sqft in your approximate price range--low of $119k to high of $140k. Good luck!

Me again. Also look in The Villages of West End (this development is right across the street from the uber upscale Town of Tioga) and in Meadowbrook--super quiet area just west of I75 in the north-central part of town--renewed interest in that development due to all the renovations.
