looking to retire in a year or so and have been looking at Flagler beach or Palm Coast. some neighborhoods look nice in the 250- 350k range. anyone like one or the other, or give me pros and cons of each place? any places to avoid? thanks for any help

Palm Coast can be iffy in sections and isn't really clearly defined in terms of good/bad so can go block to block. Due to it's proximity to PC I'm not a huge fan of Flagler Beach either and it's worth noting with it's proximity to Ormond Beach/Daytona Beach it can be rather noisy from consistent biker (motorcycle) traffic. If you like that area of the state I would highly recommend looking 20-30 minutes north in St Augustine Shores, South St Augustine, St Augustine Beach, Butler Beach or Crescent Beach. It's a quieter area with plenty of things nearby to do and all in all pretty safe too.

Palm Coast is a mix of new and old. Flagler beach is a kind of laid back beach town with a few newer areas. It gets some Motorcycle action on Bike Week from Daytona but not a big deal. I looked at it as place to move to and my wife liked it. A friend and his family lived there for years and loved it. After driving through Palm Coast we decided against it. It really depends on what you want and if work is an issue.

Have you considered the St. Augustine area such as Vilano Beach?

I love Vilano Beach. Very old-Florida feel with beautiful uncrowded beaches, yet minutes from St Augustine. It even has it's own little town center now with a Publix and some decent restaurants saving time from crossing the bridge into St Augustine all the time.

Yep me too, this is what I would call as a nice quiet beach town. It's great that it's only 5-10 minutes from downtown St. Augustine as well, yet feels so secluded at the same time. The homes there allow short term rentals as well, so the OP can rent out one of their bedrooms on Airbnb if they want some extra money or would like to meet people from around the country and even world. The home prices are also very reasonable too.

I live 8 miles south of Flagler Beach, and Flagler Beach has a tourist all the time feel. Flagler Beach doesn't have that many houses for residents. Flagler is all businesses, bars, restaurants and vacation rentals along A1A. The few streets behind A1A seem like vacation rentals as well. There are a cluster of large buildings south of Gamble-Rodgers State recreation area, north of the Volusia county line/North Pennensula State Park which is part of Flagler Beach but is disconnected from the rest of FB. If you are planning on being a resident, you might want to think about whether you want to have neighbors group after group of spring breakers or want more permanent neighbors.

In my area we have full time residents and snow birds. It isn't zoned for rentals less than 30 days and the feel is much different. Our 3 street HOA owns a strip on the intercoastal waterway and a strip on the beach with a private dune walkover. Non residents visit the beach with public access but the ratio of residents to visitors is much different than in Flagler Beach or Daytona Beach. Good luck finding a quiet neighborhood in Flagler Beach.
