Default What are homes in your neighborhood selling for?

Two homes have sold near us in the last month. Being the curious person I am, I had collected flyers from the realtor's boxes out front when they were for sale and my husband was bold enough to ask the new owners what they paid for their home and what kind of deal they got. We were pleasantly surprised. After reading all the doom and gloom, we expected the homes to sell for far below their asking price.

Full price on the first home was $350,000 and it sold for $335,000 with no extras such as closing costs paid, etc. The second home is the smallest model built in our community. It was listed for $315,000 and sold for $308,000 - also no special deals for the new buyer.

The first home was on the market about 3 months and the second for about 2 months. Obviously, this is not the market we had last year when homes sold the first weekend they were on the market, but I was encouraged to see that the actual selling price was that close to the asking price.

We have 4 out of 7 homes in our immediate area for sale. Cheapest is $220K; on market for just over 90 days & I have not seen a soul in or out of the place (It was purchased 4 months ago for $200K and just 38 month prior for $97K), Next is $249K: has been for sale for over 10 months (home purchased only 20 months ago for $139K) the others are up and over the $300K mark and all on the market for no less than 6 months.

We also have dozens and dozens of empty "New" construction for Lease, Rent, Option and FSBO in the direct community. Seems like every-other home is either empty or for sale. Oh, yeah, they are still building too!

Many Many Price reductions and I am starting to see some Foreclosure activity here too.

Jacksonville - Southside
we have 6 for sale from $279k 1400 sq ft to $419k 2900 sq ft this was just listed FSBO
4 of the houses are older folks wanting to downsize
4 of the houses aren't in the best locations 2 have condos behind and 2 are close to the ent and have the road noise
When we out our house on the market next month I am hoping that our house with the preserve behind and back from the road noise not to mention our gardens will give us a slight edge

one sold for $525k, asking was $550k. The buyer was not doing his research and badly overpaid, that house is worth $400k and dropping as are other houses in Florida. Anyone that wants to buy, please wait for prices to bottom out!

Honestly, who can say when prices will bottom out?

I'm not one to sit back and wait for something I want, if I feel the price is right for something I want, I will pay it. I have been buying and selling houses for years and still cannot predict what will happen. Luckily, I have made much money on everything I have bought from Miami to Tampa. To me and many others, buying a home is an investment but it's also a HOME. I bought a house on impulse in the Atlanta area, did not know too much about the real estate here but wanted to move here for a long time. My factors were, did I love the house and acreage and neighborhood? Yes. Could I afford it? Barely. But it's worth it to me to have what I want and for that I am happy.

The buyers for my house in Tampa are thrilled to finally be able to move in. They weren't that picky about pricing, they loved the house and the neighborhood to live in. Now about my rental properties, that's about common sense whether to buy or not. Many people are willing to buy their dream home if they can get it at whatever price.

And this concludes that you shouldnt base home buying on emotion or youll overpay and be lucky to break even when you sell the house 10 years from now. When I buy a house, ill pay as little as possible, below appraisal is great!

Where is Waterford Lakes? What do the homes there run as well as the HOA fees? We always seem to get pulled back towards Orlando area. We looked in Ocala, but the crime levels did scare us off. Thanks.
