Do you have a renter's insurance policy?
Do you have liability insurance for the dog?
As a landlord I wouldn't want the added liability, when I had insurance I had to confirm that I didn't have a large dog.

It's become a real problem to rent if you have a larger dog .

It's really not the landlords making it difficult, for the most part. It is the insurance companies. Insurers have a lengthy list of all the dog breeds they don't like and they can simply refuse to insure a homeowner or landlord if they choose.

Rotties are on most insurance companies breed discrimination lists, but people might be surprised to find Shar Peis, Dalmations and other well loved breeds on some lists .

The Humane Society has recognized the problem and is addressing the issue in their "Pets For Life" campaign. The increase in foreclosures in the US has led to many families simply abandoning their pets when they could not find a rental that would accept them...these insurers have created a huge, huge problem.

Sorry for the rant, but this is something that really bugs me !

Here's a link for the Pets For Life campaign with some articles and resources, be sure to check the links at the bottom of the first page and I wish you all the best....hang in there, you'll find a place that will accept your dog :

I was surprised to hear this from the woman who runs on the Basset rescues. We got our dog (a basset hound) as a result of a family who lost their house and needed to get rid of their dogs when they moved to a rental.

coldwell banker rental division has a lot of rental homes that allow pets and have fenced yards, but you would have to leave a pet deposit.

This is pretty interesting. I was about ready to close on a new home a few months ago. I had gotten an insurance quote and they never asked about a dog. Well the women called me before we went to the closing to ask me a few questions about the policy. She said I forgot to ask if you have a dog. I said yup a 100 lb rottie. She gasped and said well none of the companies i represent will cover you with that dog. (best dog ever).

Anyway finally found an insurance company that would write a policy on a rottie. Delayed the closing two weeks, and cost me another 300 a year.

Yeah, it's fairly new . I never had a problem - either insurers never asked about dogs at all or they never asked breed - but then I had to shop for new insurance after being dropped by Allstate (I was part of their "redistributing risk" after the hurricanes a few years back ). All of a sudden, everyone wants details about dogs now .

I hate to say "lie to your insurer", but they don't leave much choice .

When I had a policy, it stated policy can be canceled due to lies on obtaining.
More than likely they wouldn't cancel until you tried to collect or have to use them in a lawsuit.

I live in Florida, I can't make a claim on my insurance! Honestly, unless half of my house blows away in a hurricane, I won't be making any claims. It's hard enough to get insurance - dogs or not - I'm not going to rock the boat.
