You don't know what you are talking about. We did not file homestead on our house until last year despite our being in this house for 3 years now ( Lazy , that's why ). Our taxes have doubled in that time frame. Our homeowners insurance TRIPLED. We are in Port Charlotte, zip code 33952.

My old house in Wellington's taxes were $3600.00 a year back in 2000. The new owners can now pay $16,000.00 ( and change ). The houses is allegedy valued at 1.1M A similar house in New Jersey I believe would see a LOWER tax.

Personally it doesn't affect us nor does it change our lifestyle. But considering the average people making what the CENSUS.GOV claims is median income, as well as average retirees, it does effect those people and is like a freight train running thru their lives.

Your taxes doubled because the value of the house went up not because of any tax rate increase. Show me where your millage went up? The market is driven by buyers and sellers, the state, county or city has nothing to do with it. Want to pay less taxes, own a cheaper house. You can't have your cake and eat it too. Might be a good idea to file homestead next time and lock it in like everybody else.
