Songbird,

You see, to be familiar with the area that we are interested in.
What scared me off was that SugarMill Woods seemed to be a ghost town.
Nice homes, nice settings - but nobody seems to live there.

Is my impression accurate, or did I just visit at a bad time (a few weeks ago)?
Is it a snowbird place or is it this dead all the time.

The vote is supposed to happen sometime next year but it's been in debate to even have a vote for a year now so there is no yes/no answer yet.

You can go to the Citrus Property Appraissers website and pull them up by address or last name.

You may want to consider looking at some homes that are already built also.

The 1/3 acre lots have recently been going for around $20,000 or so and recently built homes of around 2300 sq ft living area are going for around $139,000 at foreclosure.

Buying a lot and then building a home will run you more right now than buying a home that is already built.

Thanx Mike i appreciate your advice i thought i seen someone that had 3 lots together was wondering if there is anyway of finding out who owns them being i dont have an address for the lots.

You would need either the last name or street to look it up.

It is not one of the better ones out there. Kind of hard to work with.

Hi, . . . thought I'd jump in here on a few topics.

Suncoast Parkway 2 is not currently planned to go 'through' Sugarmill Woods. Current routing is east of the property in the state forest. Subject to change as always, but you should not be scared off of this. You can find more details here;

'Ghost town'? We don't think so. We bought here a little over a year ago. Designed with a green belt to provide some isolation from your back yard neighbors. We find Citrus County also to be very rural (just go east on 480 past the Southern Woods section - ranch land - way cool)!. This is exactly what appealed to us, rural, lots of trees, etc., yet still close to Tampa. That said - the area is active and you will see people out and about in the community. It is just not densely packed like some. But, that too has its benefits. Very easy to get out and drive around - rarely any traffic concerns - even in the mid winter months. We spent a week+ in the Naples area a few years back - spent quite a bit of time parked in our cars trying to go out. Not for us.

Strick HOA. I read this before we bought (in Southern Woods section). Have not had any issue what so ever with the Southern Woods HOA. Could Cypress and/or Oak be more enforcement active - maybe. It is a deed restricted community, so you should know what the restrictions are before you purchase. That said, I don't see evidence of that either, . . . many lawns, planting are in various states. I think this knock on Sugarmill Woods might be from the past. Citrus County has started to clamp down on developments that have history of overuse of water, and Sugarmill Woods is one of them. I believe many of the 'enforcement' activities had to be curtailed to be in compliance with the county initiative.

Empty homes - Sugarmill Woods, like many Florida communities was over built in 2005/2006. Some developers still have speculation inventory they are trying to sell. Prices, like everywhere, continue to erode. For how long - well, that is anybodies guess.

Publix on the corner of 98 and 19 - thank you. This was the only bummer when we bought (the drive to the store). Now, it is right down the street.
