Technically the "A" stands for "Artificial". A rather important technicality I should add. 
We love to go to the comedy club in Madison, and we like to sit right up in the front row. If you go to comedy clubs, you know how often the comedian will pick on people in the crowd, especially those right in front. You oughta hear the laughs a comedian can get when he asks my husband what he does for a living!!!  They should pay us to show up!!! He's good for a good 20 minutes of material!!!!!!!

A few people have asked me about my foreclosure purchase and some of the things I went through when I did it, and of some of the things I've learned. Therefore, I have decided to bring this thread foreward and let people know of some of my journey in buying a house in the Punta Gorda Isles, that was a foreclosure. There is a lot of information here, and I hope it doesn't bore those people that don't have any interest in looking at this wonderful area! I love it here, and had a wonderful time going through the process. I hope some people can learn things I did, faster, easier and less expensively by having access to this thread. This post above was a bit of a summary. Ah sure do hopes this helps ya'll (my new southern accent coming out -  ) LOL

Question for anyone who knows the area - Charlotte Ranchette or North Port Estates and why? We want three dry acres, no wetlands.

Were you looking for just vacant land or a home and property? The best way to spot wetlands is to go walk the property after a good rain. You can usually spot anywhere where there is standing water. Another thing that you can do to figure out if the property has wetlands is to pull up the aerial view on the Internet. Often times it is visible that way and the third thing you can do is hire an environmental engineer to take a look at the property. On occasion you will have a seller that has a SWFTMUD inspection on hand. There are also very specific plants and trees that prefer the wetter ground. If any of those are visible on the property there is a good chance it might have wetlands.
The prices in North Port Estates for vacant land 3-5 acres is $62K-$275K, then there's 2 five acres pieces for $215K and $220K and one 11 acres piece for $220K.
Now out in the Ranchettes 1-2 acres will run you $15K-$56,500. 2-5 acres is running $25,900-$275K.

I should have explained myself a little bit better. What I curious about is, from those who live up there, what are the pros and cons of both areas from a local's prospective.

You might want to start your own thread so it gets more attention. Most people looking on this thread will be interested in Punta Gorda. Also I would start it in the Sarasota-Bradenton-Venice-area or the Cape Coral-Ft Myers area.

Thanks for the suggestion. The reason I posted the questions here was anyone who was responding to "PG Anyone" might be able to tell me the pros & cons to the area (and possibly even comparable info for NPE if known) considering the Ranchettes are in PG. Regardless, I found out the area I was looking at was the Oaklea subdivision not Charlotte Ranchettes anyway.
I'll try posting another thread altogether.
