Post Royal Highlands

We're relocating to FL this summer and Royal Highlands in Weeki Wachee/Brooksville is appealing to us. Nice lot sizes, no HOA fees, safe walking area and a close commute to retail stores are what we are looking for. Any information regarding whether or not this is in a flood zone, the commute to Tampa, etc. would be appreciated. Also, any other new development in that area with a minimun of 1/2 acre is something that we'd consider. School system is not a concern for us.
