Exactly. They're committing vandalism to property that doesn't belong to them. They're devaluing their house further, which only lowers real estate values for all their neighbors as well. It *never* belonged to them. As long as you've got a loan, you don't *own* the house.

The problem isn't fully to blame on the REOs or even the banks. It's the severe lack of common sense of many buyers. Of course, there are many hard-working smart people who come across some rough times, but people have no sense buying a house with such a small down payment that they can't cover downturns in the economy. Either that, or they're spending way too much on a house.

I know plenty of middle schoolers who know the economy works in cycles, and all markets experience prolonged downturns from time to time. These *adults* taking out $250k+ loans on houses with only 10% down KNOW that's a huge risk, many just chose to take that risk and got hosed. You have to know that if you're laid off, you need to have monthly payments low enough to make ends meet with part-time jobs. That's only done by not taking out massive loans in the first place.

Most of the rest of the world mocks Americans and their debt that owns them. Mortgages have a lot to do with it. There are many countries where you can't buy a house with at LEAST 50% down. Honestly, that's closer to the way it should be here..

This is feint praise from two realtors who derive their livelihoods from the ongoing deception of their clients.
