Deed Restrictions
I am Not Familiar with deed restrictions....can someone tell me what they are?

Deed restrictions are certain things you are not allowed to do with your property (or that you must do,) ever. You know about them when you buy your property, and agree to abide by them. For instance, you may be required to be in a Homeowners Association. Or, you may never plant apple trees.

Lilybeans description was pretty accurate. Common deed restrictions are: color or colors a home could be painted, how many animals you may or may not have, that you can only have a certain amount of vehicles in the driveway and they must not have any writing on them, there are to be no cars up on blocks, etc.
Deed restriction are usually put in place to preserve the property values in a community.

They may also be certain ways that you have to keep things to do things (example, a housing community we lived in in AZ required that we all have rocks in the yard, no grass was permitted to be planted).
