Melbourne area
are there safe areas to relocate in or around melbourne where you dont have to be insanely rich to live and enjoy?

yes i am sure there are nice areas to live in or around that area. i am near asheville nc, and melbourne is more expensive than here in nc. crime (compared to asheville) is probably about the same i would think. asheville has a bad drug (meth/crack) problem and i know some of the crime here is due to that i would guess. asheville's crime is a little worse than melbourne's.
i am not sure where in nc you are... the heat in the smmertime would be an adjustment for you if you are from the mtns of nc, but if you are from the coast, there is probably not much difference.

I'm also looking for info on the Melbourne/Palm bay area. Is it safe, expensive, and what about homeowners insurance - i've heard it's quite high due to hurricanes. what about the high schools - i have a son that would be going to 11th grade.

Palm Bay is immediately south of Melbourne, and serves as an enormous bedroom community for the Melbourne area. It's middle class, predominantly 3 bedrrom, 2 bath single family homes on 1/4 acre lots. Prices are as moderate as they are anywhere in Florida, median house price probably around $225,000. Population is over 100,000. The city is very similar to Port St. Lucie and Port Charlotte, having originally been developed as Port Malabar by the same developer.

schools in melbourne are some of the best in the state.

where is crystal coast, nc?
i live in the mtns and i am curious... i've never been to the coast to nc...

south of melb in sebastian is a nice town........i live between them in grant, and i love the area, been there 30 yrs. its smaller town atmosphere then melb. they are big and palm bay is getting to be much to big and the imediate future of growth is scary and hte quality of it has diminished immensely.sebastian is still affordable. ....need anymore info please ask.... i know the area well.......... dan

I am in Vero Beach, which is south of Melbourne. I work in the Melbourne area 1 day a week. If I were thinking about moving to this area two things would concern me. The cost of insurance is skyrocketing. Since the hurricanes of 2004 and 2005 our homeowners policy has gone up over 50% and the carrier is asking for another 54% increase. We must carry flood insurance as well. The second concern is getting insurance at all. Many friends have lost insurance and cannot get another policy except Citizen which is terrible.
