A notice of Commencement??
Hello all,
I have a "Florida" question.
I am having a very good roofing company install a new roof on my Florida home.
Today they sent me a "Notice of Commencement" form.
They told me that Florida law states that on all property improvements in excess of $2,500 requires this form. I have to sign and have it NOTARIZED even.
Boy, I thought NY was wrapped in red tape. I'm finding that Florida is worse!

They need it to perfect their liens. Puts the owner on notice as well. They shouldn't charge you much for it, since it's generally a copy and paste job.

your roofer is 100% correct! it's actually good to know they are on the up and up...to obtain the permit for a $2500+ job requires this.

Thank you. They are not charging me for this..part of the job I guess.
I just wondered about it since we have nothing like this in NY.

While most contractors are aware that they need to obtain a Notice of Commencement. It's been my experience that they will plead ignorance when you ask for a release of lien and proof of payment to their suppliers.
Make sure you inform your contractor that final payment is predicated on them signing a notarized release of lien, and provide receipts for materials. It makes things easier when they come for that final check. Remember that an unpaid supplier can lien your property.
