It is a big development in Lithia, south of Tampa. My sister told me about it and a Realtor also mentioned it. The website is nice and it almost looks too good to be true. Just wondering if anyone out there lives there or knows someone who does or knows anything about it. Thanks!

Default Way Too Expensive !

The taxes were $5000+ four years ago when we first looked there...who knows what they are now. It is a really nice place...but the association fees, price of the homes make it too expensive to live!

I bought a house in FH Ranch last year. I was unable to sell my house in NY , so we are renting our house for now.

Real Estate taxes are about 2% of your purchase price. Plus HOA fees of approx $1000.00 to use FH amentiies. When i was down there I checked out the schools and they are great and top rated. The utilites are much cheaper down there than NY. FH ranch is beautiful. What you see on the website is true. Bicycle and jogging trails throughout FH. When your driving into FH ranch it feels like your driving into Disney. The aquatic center is great. Town square is beautiful. i would strongly suggest to take a quick trip down there. I think last yr..all 3 schools (elementary,middle and high school) were rated "A". Any more questions please ask

Wow, those taxes sure are high but its what a person can afford.
Our taxes are only $1600. and we have about a half acre of property.
The place does sound beautiful though!

In 2005. Lithia's schools were rated "a" (elementary.middle and high school)
Thats whats driving the prices and real estate taxes higher in Fishhawk Ranch

What is the millage where you live? I would bet your taxes would be much much higher if you were to buy your house today depending on when you bought it. My taxes are about $2200. next year. If I bought the house today they would be about $16,500 because of the "save our homes protection" we have that limits any increase for homesteded property.

OMG, our schools here in Charlotte County received all A's also.
I lowered the price of our home and now I will not go any lower
