Default Spoke to a Realtor today that told me there are no properties without HOA's!

I am shocked and frustrated at hearing this! She said that all properties have HOA fees and I will never find any without. I'm living in Chicago, and although it's usually older established neighborhoods that don't have HOA's, they are easily findable.

All I want to know is: Is this true?

I'm thinking seriously about Florida, mainly the Central area and would like to find a small property to purchase such as a 2/2, in an older established (but safe) neighborhood.

What is this person talking about? Maybe in some gated places but no one pays fees just in general that I know of.

Find a different Realtor. The one you are talking to is either ignorant or a lair.

(Sigh) Some of my best friends are Realtors, but some of them can be such idiots. No one should believe anything any real estate agent says about anything without independent research.

Which is what you're doing here -- good for you.

Your agent was simply wrong.

We have voluntary "donations" in my community, $50 a year (which is nothing compared to HOA fees) but we aren't in a HOA. No HOA rules either. That is exactly why we bought here. We have a club house and playground so the money collected goes to maintenance and taxes on them. I pay them because it is in my benefit to do so. I am in an older neighborhood in S. Florida, Delray Beach. Most older neighborhoods either have voluntary donations or nothing at all. It seems like "no HOA" communities are scarce here, but they do exist. They may be older, but they are great. After the hurricanes we had, I am so glad I was stubborn when it came to not buying in a HOA community, a lot of their fees went through the roof. Besides that, I didn't want to be controlled by a HOA. I would speak to a different Realtor if I were you!

Thanks macguy and Evey for your opinions.

I kept saying to this Realtor: "Are you sure?" She was so insistant and acted like I was being ridiculous. I hate that, especially since I cannot believe everyone in Florida would put up with paying HOA fees and dealing with an Association.

I agree Evey, I do need to find another Realtor.

HOA's are evil, in my opinion, which is why I want to avoid them entirely!
